Re: Community Preservation Project Application Addendum (The Redevelopment of the
Former St. John Cantius Church)
In response to the concerns raised during the February 2 CPC Question and Answer session, and
in the spirit of compromise, please accept this addendum as O’Connell Hawley LLC’s formal
request to reduce its ask from $830,000 to $500,000, reflecting a reduction of approximately 40%.
The budget summary has been adjusted accordingly (see below), which now includes the cost of a
historic preservation consultant and other required third-party services. As mentioned in the
February meeting, the bids previously enclosed have been fully qualified and cover the full scope
of required work. While O’Connell Hawley LLC is willing to accept lesser funding, it is worth
noting that the cost of work has not been reduced. OH LLC is still committed to completing all of
the work outlined in its February 7 application. If OH LLC is unable to secure the revised request,
however, the Project becomes unviable, and OH LLC will continue pursuing its active demolition
permit application.
III: Budget Summary
Revised Total budget for project: $4,600,000
Revised CPA funding request: $500,000
Revised CPA request as percentage of total budget: 10.87%
