I have done adaptive reuse projects across southern Connecticut working with historic factories, department stores, and groups of 18th and 19th century houses. I have reviewed detailed materials sent to me by John Dunne describing the St. John Cantius church with great interest and am impressed by its architecture, location, condition and development potential. While further research is needed for me to better understand the building and the market in order to create a specific development proposal, based on the information I have now, I can say with confidence that the church has great potential for a variety of uses, including office, co-working, arts/performance, retail and residential. The church is also an excellent candidate for Federal and State historic tax credits, especially for uses that lend themselves to designs that work within the Secretary of the Interior’s standards with multi-family being the most challenging. This church is, and in my opinion should continue to be, a historic landmark, architectural gem and focal point for the community.
