HARDSHIP: CONDITION OF APPROVAL: 1) Wallpacks used shall not exceed 5 footcandles. 2. Prior to issuance of a final certificate of occupancy, the sidewalk shall be installed along the opposite side of Industrial Drive as shown on the plans. The sidewalk shall be constructed of concrete, consistent with subdivision street standards. 3. Guard building shall be equipped with maps to distribute to truck drivers indicating the appropriate routing to the facility. FINDINGS: The Planning Board voted to approve the site plan for the construction of the 13,700+- square foot addition to the bottling facility based upon the following plans submitted with the application: 1. "Filling Line Addition Coca Cola North America" Site plans Sheet CO.1 dated 12-14-09 by Hixson Architecture Engineering Interiors. 2. Traffic Letter from Fuss & O'Neill. In granting approval the Board found the following criteria in Chapter 350- 11.1 had been met. 1) The requested use protects adjoining premises against seriously detrimental uses. The minor addition will be constructed to minimize noise and previous noise issues have been addressed. A berm extension and sight impervious fence will be installed to further reduce potential noise impacts. (2) The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent streets, A sidewalk section will be installed on the opposite of Industrial Drive to enable greater pedestrian access to the site and other sites in the Park in lieu of sidewalk construction on the Coca Cola property itself. (3) The requested use will promote a harmonious relationship of structures and open spaces to the natural landscape, existing buildings and other community assets in the area. The existing landscaping will remain. Additional site and sound buffers will be installed along the southern border of the property. (4) The requested use will not overload, and will mitigate adverse impacts on, the City's resources including the effect on the City's water supply and distribution system, sanitary and storm sewage collection and treatment systems. Stormwater permits have been amended to accommodate the reconfiguration of the site. (5) The requested use meets any special regulations set forth in this chapter including section lighting, stormwater management.
