The Planning Board Approved the Site Plan for a curb cut from the side lot line under section 5.2 based on the plans and information submitted with the application. The Board found: A. The requested use protects adjoining premises against seriously detrimental uses. There will be no change to the residential structure or use itself. B. The requested use will likely improve the convenience and safety of vehicular and pedestrian movement on adjacent streets, because it removes access from Bridge Road and relocates it onto a side street. C. The requested use will have no affect on the relationship of structures and open spaces to the natural landscape, existing buildings and other community assets in the area. The existing driveway serving the house will be converted to open space'. D. The requested use will not overload the City's resources including the effect on the City's water supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools. The driveway location will meet the 50'setback requirement from the Bridge Road intersection. E. The requested use meets all the special regulations set forth in the Zoning Ordinance as listed in Sections 5.2 and 8.9. The new location will provide safer visibility for those exiting the site as well as for persons on the street. F. The Planning Board found that the application complied with the following technical performance standards: 1. There will be no additional curb cuts, the existing cut will be closed.
