HARDSHIP: CONDITION OF APPROVAL: FINDINGS: The Zoning Board of Appeals found that the renewal of the special permit for rug hooking home occupation met the criteria for special permits in that no conditions had changed since the original filing a year ago. In addition, the specific criteria in section 10.12 of the Zoning Ordinance continue to be met and no complaints have been received by the Building Commissioner since the commencement of the home occupation use. The Board found that there would be no need for the applicant to return for renewals unless changes occur that would require an amendment COULD NOT DEROGATE BECAUSE: FILING DEADLINE: 21512004 MAILING DATE: 211912004 HEARING CONTINUED DATE: DECISION DRAFT BY: 311112004 APPEAL DATE: REFERRALS IN DATE: HEARING DEADLINE DATE: HEARING CLOSE DATE: FINAL SIGNING BY: APPEAL DEADLINE: 211212004 313112004 212612004 311112004 312112004 FIRST ADVERTISING DATE: HEARING DATE: VOTING DATE: DECISION DATE: 211212004 212612004 212612004 31112004 SECOND ADVERTISING DATE: HEARING TIME: VOTING DEADLINE: DECISION DEADLINE: 211912004 5:30 PM 511912004 512612004 MEMBERS PRESENT: Malcolm B.E. In seeking a renewal of this permit, my intention is to draw to my home studio those who are interested in the art of traditional rug hooking. I hand hook rugs and decorative art. I would like to be able to show the rugs that I have on display and have the opportunity to sell my rugs to interested persons. I would also like to give lessons and consult with people who are interested in commissions and / or restorations. I would like to continue to have a sign attached to my porch that would advertise that hooked rugs are made inside. I would be available by chance or by appointment. I will participate in exhibits outside of my home and may advertise what services are available. Rug hooking is a labor intensive art. It is not possible to hand produce more than a half dozen rugs a year. This necessarily makes the stock available quite small. In addition, since hand - hooked rugs are costly I imagine that actually selling a rug will be a rare event. Concerning lessons, I prefer to give individual lessons but would entertain the idea of teaching up to 3 students at one time. Last year I was approved for a maximum of five. The art of traditional rug hooking is gaining in popularity, and I am interested in promoting and preserving this art form. I do not see that it is possible to make a living hooking rugs, and I would not be doing it for that purpose. But having a small business at my home formalizes my love of hooking rugs and makes the endeavor more visible. # 8 E, Part 2 I am the owner of the residence. I am the only one working in the business. All goods sold would be made on the premises except for incidental supplies necessary for beginning rug hooking students. The sign attached to my front porch does not exceed one square foot in area. The business is secondary to the building use as a residence. Less than 40% of the floor area of the residence is involved. i 0 m x t o- A ' 0 i e o z A _ 2 3 7 % a.'a Me 0 two z. t < S t rye:. t ' J 4 r` a r } a tt , 4 fi r 0 w L 4 1 t SP 1 r `ie • h a 4 ' -> File # MP- 2004 -0077 APPLICANT /CONTACT PERSON MACDON!` LD MICHAEL A & MARGARET ADDRESS /PHONE 220 MAIN ST (413) 586 -4847 Q PROPERTY LOCATION 220 MAIN ST MAP IOB PARCEL 084 001 ZONE URB THIS SECTION FOR OFFICIAL USE ONLY: PERMIT APPLICATION CHECKLIST ENCLOSED REQUIRED DATE ZONING FORM FILLED OUT Fee Paid Buil Per mit Filled out _ Fee Paid Typeof Construction: ZPA - RENEW HOME OCC W /SIGN New Construction Non Structural interior renovations Addition to Existing Accessory Structure Building Plans Included: Owne Statement or License 3 sets of Plans / Plot Plan THE FOLLOWING ACTION HAS BEEN T.',KEN ON THIS APPLICATION BASED ON INFORMA'i ION PRESFXTED: Appro ed Additional permits required (see below) PLANS ING BOARD PERMIT REQUIRED UNDER: § Inteml °diate Project: Site Plan FND /OR Special Permit with Site Plan Major Project: Site Plan r ND /OR Special Permit with Site Plan w4J34— ZONI \ G BOARD PERMIT REQUIRL D UNDER: § /Q, / Z-- Finding Special Permit 61 1 /_ 1 Variance* Received & Recorded at Registry of Deeds Proof Enclosed Other 1 Required: Curb Cut from Dl'W Water Availability Sewer Availability __Septic Approval Board of Health Well Water Potability Board of Health Permit from Conservation Conurission ['ermit from Elm Street Co mis ion Signature of ;Jding Official Permit from CB Architecture Committee / ZLo Date Note: Issuance of a Zoning permit does not rc "eve a applicant's burden to comply with all zoning requirements and obtain all required permits Crom Board of Health, Conservation Commission, Department of public wcrl:; and other applicable perivit i anting authorities. * Variances arc rTranted only to those applicants who meet the strict standards ofMGL 40A.
