06-016 339 haydenville rd. zoningDECISION OF NORTHAMPTON ZONING BOARD OF APPEALS At a meeting held on January 6, 1988, the Zoning Board of Appeals of the City of Northampton voted unanimously to GRANT the Special Permit request of JOHN CHAKALOS for the purpose of constructing and operating a 123 bed nursing home on the easterly side of Havdenville Road, Northampton, MA (Specifically Parcels 16 and 50, Sheet 6 of the Assesor's `taps). SR Zone. The findings were as follows The use requested (nursing home) is listed in the Table of Use Regulations as a special permit in the district for which appli- cation is made. A very positive relationship to the public welfare exists, as evidenced by the demonstrated need for additional nursinz home beds in the community. The requested use will not create undue traffic congestion or unduly impair pedestrian safety. The requested use will not overload any public water, drainage or sewer system, or any other municipal system to such as extent that the requested use or any developed use in the immediate area or in any other area of the Citv will be unduly subjected to hazards affecting health, safetv, or the general welfare. The requested use will not unduly impair the intearity or character of the district or adjoining, zones, nor be detrimental to the health, morals, or general welfare. Based on requirements you set forth in our meeting at the fire house on August19, 1987, we have included a 12D,000 gallon water storage tank for fire protection. We have been asked to provide a letter from you confirming your requirements fur fire protection. We propose to provide 120,000 gallons (1000 gpin for 2 hours) of water storage in underground concrete tanks fitted with a 'Bed Head" type strainer pipe connection for pumper hook -up that you described. The building itself will have an internal sprinkler system and smoke detectors. We would appreciate your written response to this design and any further comments regarding this project. A standard Siamese connection will be required for Fire Department pumpers to pump into the sprinkler system. This should be connected following acceptable engineering standards. ' 2. The roadway which extends along the front, north side, and rear of the complex should be extended along rear and south side to provide all - weather, all -side access for fire apparatus from the water storage tank. 3. Provision should be made for a monitor system to verify the water level in the storage tank with a visual and /or audible indicator on premises which can be monitored on a 24 hour basis. 4. The water main from Haydenville Road to the building should not be less than 8" size to insure getting all of the available water to the sprinkler system. 5. One hydrant should be installed on the 8" main mentioned above. This hydrant would be on the edge of the main entrance where the driveway widens into a circle.
