Because this structure is located in the general Business zone, ground floor residential is not allowed.
The applicant seeks to expand the residential area on the basement level to create a new residential unit.
This property abuts the URC district and clearly was built as a residential structure. Because of its
proximity to downtown and location abutting the residential district, adding additional residential units
would be consistent with the Sustainable Northampton Plan to increase opportunities for residences in
various price ranges. Additionally, this structure does not directly face King Street so the presence of
ground floor commercial is not as crucial as it might otherwise be.
Staff Recommends approval.
