In accordance with your request , we have inspected the base-
ment walls of the house at 119 Bridge Rd. in Florence, Mass. This
inspection showed the walls to be in good condition with a presump-
tive bearing capacity of 3000#/ft. minimum. The present basement
wall loading is 838#/ft . , uniformily placed . The basement wall
loading for the revised structure is 712 #/ft . on the east and
west walls, and 689 #/ft . on the north and south walls. None of
the basement wall loads are greater than 28% of the presumptive
bearing capacity.

BASEMENT WALL INSPECTION REPORT
119 Bridge Rd .
Florence , Mass .
1 .0 PRESENT
The basement wall consists of a 25 ft x 25 ft center section
with 6 ft front and rear additions to support what appear to
have been porches that were later incorporated into the house .
The center section is a full , 8 ft high basement , while the
additions have only crawl spaces .
The center section wall is 9" thick poured concrete that
dates to approximately 1910. The concrete was prepared using
portland cement and bank run gravel aggregate with mostly
1/2" dia. stones , although occasionally 2" stones are apparent .
It was carefully poured and consolidated since there is no
evidence of holes , surface stones or other defects . The
concrete is very dense and shows no signs of deterioration .
There is no evidence of cracking on the inside over the full
perimeter . This structure has no floor drain and there is
no evidence of water on any of the inside walls . These walls
have a presumptive load bearing capacity of30pp #/ft mininum.
The front addition is 6 ft x 25 ft and appears to be about
the same age as the center section . It does not appear to
be anchored to the center section but has not pulled away
from it and has not been affected by frost or settlement .
There are no cracks visisble in this addition .
The rear addition is 6 ft wide but is only 23 ft - 6" long
and is inset approximately 9" from either side of the center
section . This section was poured with a vertical joint at
the center. There are two ( 2 ) vertical cracks apparent on
either side of a window opening that is east of the house
centerline . The two wall sections do not appear to be anchored
to the center section or to each other but show no evidence
of shifting due to settlement or frost . The cracks noted
above are continuous to grade , but are fine .

The present building dimensions are 25 ft x 37 ft but the
rear section is not expected to be used as multi-story in the
revised structure . The present foundation loads are as follows :
First floor dead load = 4925 lb. = 44 #/ft
Exterior walls = 46 #/ft
2nd floor dead load = 44 #/ft
Roof load = 44 #/ft
Snow load @ 40 psf = 278 #/ft
Live load , lst floor @ 40 psf = 278 #/ft
2nd floor @ 30 psf &
1/2 floor area = 104 #/ft
838 #/ft
This loading is 28% of the minimum bearing capacity of the
foundation.
2 .0 PROPOSED
The revised house ( 2 story) will utilize the center and front
sections of the foundation . It will have dimensions of 25 ft
x 31 ft , an area of 778 sf , and a perimeter of 112 sf . The
roof ridge will run north-south and the roof slope will be
8/12 . The south section of the existing house will remain
single story and will be tied into the new structure . Because
of the steep roof pitch , the snow load component will not
exist . In addition , the front and rear foundation wall will
have a lower loading from the building components .
