Vreeland Design Associates Re: Laura Cocca, 66 Whittier Street, Florence, MA: Structural assessment of existing house roofs to support the proposed PV solar panel arrays. I have investigated the existing roof framing in the areas of the proposed PV solar panel installations. Based on the Assessor's records, the original 2-story, 26'x 36' gambrel style house with a 12' wide connector and 24'x24' garage off the west gable end was constructed in 1980. Around 2001, it appears a new 30'x 22', 1-1/2-story garage was constructed off the north gable end of the original garage with the old garage converted to living space. At some point a new roof was framed over the original connector roof with the south side over the dining area. 14 PV solar panels are to be installed on the house back south facing, 5 solar panels on the south facing roof of the former connector-now dining room, 10 solar panels on the west facing roof of the former garage and 5 solar panels on the west facing shed dormer roof of the newer garage. The house roof is framed with 2x6 rafters installed 16"on-center, spanning 12'-6"with a 4/12 pitch. The south rafters have been sistered with 2x8s along the length of the original rafters. 2x6 ceiling joists are attached to the bottom of the rafters preventing the roof from spreading. The original connector roof is framed with 2x6 rafters installed 16" on-center, spanning approximately 10' with a 4/12 pitch. The new roof over the connector is framed with 2x6 rafters installed 16"on-center and appear to be supported on the south top wall plate and attached to the side of the original rafters. The new roof has a 4.6/12 pitch with the ridge located approximately 2' to the north of the original ridge. The former garage roof is framed with 2x6 rafters installed 16"on-center, spanning 11'-6" with a 7/12 pitch. 2x8 attic joists are attached to the bottom of the rafters preventing the roof from spreading. The shed dormer roof over the new garage is framed with 2x 10 rafters installed 16", spanning 11' with a 3.5/12 pitch. The west wall of the dormer sets back from the west wall of the garage approximately 4'. The roofing is composite asphalt shingles. Reinforce the west rafters supporting the solar panels by installing a 2x4 kneewall located 2'-6"maximum in from the exterior wall to reduce the span of the rafters. Attach the vertical 2x4s to the sides of the rafters with 3 —2-7/8"FlatLok or equivalent structural screws, and toe screwed to the top of the a 2x4 plate attached to the top of the attic joists. Another option is to install vertical 2x6s and using a nailgun nail the 2x6s to the side of the rafters with 6— 10d/12d nails. Toe-nail the 2x6s to the top of a 2x6 plate attached to the top of the attic joists. I have reviewed the mounting details for the proposed PV solar panel arrays. Based on my calculations and a PV solar panel unit weight of 48±lbs, with the attachment points of the arrays placed at a maximum of 4' on center and staggered to minimize the load to any one rafter, the reinforced former garage roof framing, as outlined above, and the roof framing of the house, connector and shed dormer roof of the newer garage are adequate to support the proposed PV solar panel arrays and the 40 psf ground and 35 psf roof snow loads and the 117 mph Vim basic wind speed requirements of the current 9th Edition of the MA State Building Code for the City of Northampton.
