GeoTMS®2006 Des Lauriers Municipal Solutions,Inc. Planning Board - Decision City of Northampton Hearing No.: PLN-2006-0020 Date: January 20, 2006 7. Letter from Forish Construction to the Planning Board Regarding Erosion Control and Refuse Removal dated November 7, 2005. In granting approval of the Site Plan the Planning Board found: 1. The requested use protects adjoining premises against seriously detrimental uses. The new building and use will be consistent with other industrial buildings and uses within the Industrial Park. 2. The requested use addresses safety of vehicular and pedestrian movement within the site and on adjacent streets with added sidewalk and bicycle accommodation. This site shares a driveway with the abutting lot.. 3. The requested use will have no effect on the relationship of structures and open spaces to the natural landscape, existing buildings and other community assets in the area. The new building is in a location that was previously partially paved. 4. The requested use will not overload, and will mitigate adverse impacts on, the City's resources including the effect on the City's water supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools. Storm water treatment will be added via stormwater treatment chamber to remove 80%of total suspended solids.' As presented in the calculations there will be no net gain in storm water runoff from the site and the project will not be tying into the city's stormdrain system on the street. 5. The requested use does not trigger compliance with special regulations set forth in the Zoning Ordinance other than for site plan review. 6. Compliance with the following technical performance standards have been met: A.Additional curb cuts are not required. B.Pedestrian, bicycle and vehicular traffic movement on site are separated. C. The applicant will mitigate storm water.
