1401.6.1 Height Formula
AH = Allowable height in feet ( IBC table 506.2 – R-3 occupancy, NS, VB construction is 40 feet)
EBH = Existing building height in feet (15 feet)
AS = Allowable height in stories (IBC table 504.4 – R-3 occupancy, NS, VB construction is 3
stories)
EBS = Existing building height in stories (1)
CF = 1 if (AH) – (EBH) is positive (40-15 = 25, therefore CF equals 1)
CF = Construction-type factor shown in table 1401.6.6(2) if (AH) – (EBH) is negative (NA)

Height value, feet = ((AH)-(EBH))/12.5 x CF
((40 ft)-(15 ft ))/12.5 x 1 = 2 (MFS, MME, MGS)

1401.6.2.1 Allowable area formula
Aa = Allowable building area per story
At= Tabular allowable area factor (per table 506.2 IBC – NS, R-3 is Unlimited for VB construction.
For calculation purposes, the allowable area for an NS, R occupancy with VB construction will be
used. That value is 7,000 SF.
NS = Tabular allowable area factor (per table 506.2 IBC – NS, R-3 is Unlimited for VB
construction. For calculation purposes, the allowable area for an NS, R occupancy with VB
construction will be used. That value is 7,000 SF.
If= Area factor increase due to frontage ( per IBC section 506.3 is zero )

1401.6.2.2 Area Formula
i = Value for an individual separated occupancy on a floor
n = Number of separated occupancies on a floor
Allowable area from Equation 14-3 is 7,000 SF

1401.6.3 Compartmentation
Per table 1401.6.3, R occupancy, category e applies as the area is less than 2,500 (2,085 net),
providing a compartmentation value of 22 (MFS, MME, MGS)
1401.6.4 Tenant and dwelling unit separations
Per table 1401.6.4, R - occupancy, a separation value of 0 (MFS, MME, MGS) is determined
(category – c, only one tenant within the floor area).
1401.6.5 Corridor Walls
Per table 1401.6.5, R - occupancy, a corridor wall value of 0 (MFS, MME, MGS) is determined
(category – c, without corridors as permitted by section 1020 (1020.1, exception 2) of the IBC ).
1401.6.6 Vertical Opening
Per table 1401.6.6(1), R - occupancy, a vertical opening protection value of 2 (MFS, MME, MGS)
is determined ( single story structure ).
1401.6.7 HVAC Systems
As the existing heating system is oil / hot water, no airflow from the HVAC system would
contribute to the movement of smoke and fire beyond the point of origin, Category d would
apply, providing a value of 0 (MFS, MME, MGS).
1401.6.8 Automatic fire detection
Detectors and pull stations are provided throughout the structure. Per table 1401.6.8, R
occupancy, a value of 6 (MFS, MME, MGS) is determined (category e - smoke detectors installed
throughout the floor area).
1401.6.9 Fire Alarm Systems
Detectors and pull stations are provided throughout the structure. Per table 1401.6.9, R
occupancy, a value of -5 (MFS, MME, MGS) is determined (category b – Fire alarm system with
manual fire alarm boxes in accordance with Section 907.4 of the IBC and fire alarm notification
appliances in accordance with section 907.5.2 of the IBC ).
1401.6.10 Smoke Control Values
Per table 1401.6.10, R - occupancy, a value of 0 (MME, MGS) is determined ( per category a –
no smoke control features).
1401.6.11 Means of Egress Capacity and Number
Per table 1401.6.11, R – occupancy, a value of 0 (MME, MGS) is determined (per category b –
capacity of the means of egress complies with section 1005 of the IBC, and the number of exits
complies with the minimum number required by section 1006 of the IBC). * Confirmation of
qualifying emergency escape and rescue openings from bedrooms is required.*
1401.6.12 Dead Ends
Per table 1401.6.12, R – occupancy, a value of 0 (MME, MGS) is determined (per category b –
dead end maximum 20 feet).
1401.6.13 Maximum Exit Access Travel Distance
Equation 14-6
Maximum actual travel distance = 53’-6”
Maximum allowable travel distance per IBC table 1017.2, R – occupancy without
sprinkler is 200 feet
Points = 20 x ((maximum allowable – maximum actual) / maximum allowable)
20 x ((200’ – 53’-6”) / 200’) = 14.65 (MME, MGS)
1401.6.14 Elevator Control
Elevator control value is determined to be 0 (MFS, MME, MGS), as a single story structure.
1401.6.15 Means of Egress Emergency Lighting
907.2.11.2 Groups R-2, R-3, R-4 and I-1. Single- or multiple-station smoke alarms shall be installed and
maintained in Groups R-2, R-3, R-4 and I-1 regardless of occupant load at all of the following locations:
1. On the ceiling or wall outside of each separate sleeping area in the immediate vicinity of bedrooms.
2. In each room used for sleeping purposes.3. In each story within a dwelling unit, including basements but not including crawl spaces and uninhabitable attics. In dwellings or dwelling units with split levels and without an intervening door between the adjacent levels, a smoke
alarm installed on the upper level shall suffice for the adjacent lower level provided that the lower level is less than
one full story below the upper level
No means of egress lighting or exit signage. Per table 1401.6.15, R occupancy, a value of 0
(MME, MGS) is determined (category a - No means of egress lighting or exit signage with a
minimum of 1 exit).
1401.6.16 Mixed Occupancies
Mixed occupancy value is determined to be 0 (MFS, MGS) , as it is a single occupancy type.
1401.6.17 Automatic Sprinklers
Per table 1401.6.17, R – occupancy, a value is determined to be -6 (MFS, MME/2, MGS) ( per
category a – Sprinklers are required throughout; sprinkler protection is not provided or the
sprinkler system design is not adequate for the hazard protected in accordance with Section 903
of the IBC).
1401.6.18 Standpipes
Per table 1401.6.18, R – occupancy, a value is determined to be 0 (MFS, MME, MGS), ( per
category b – Standpipes are not required; none are provided).
1401.6.19 Incidental Uses
Incidental use area value is determined to be 0 (MFS, MME, MGS), as there are no incidental
use areas.
1401.6.20 Smoke Compartmentation
Per table 1401.6.20, R – occupancy, a value is determined to be 0 (MFS, MME, MGS) ( per
category a – Smoke compartment size is equal to or less than 22,500 square feet).
1401.6.21 Patient Ability
Per tables 1401.6.21.1, 1401.6.21.2 and 1401.6.21.3, a value is determined to be 0 (MME, MGS)
( not I-2 use).
1401.7 Building Score
After determining the appropriate data from Section 1401.6, enter those data in Table 1407.7
and total the building score.
Fire Safety (MFS) = 23.36
Means of Egress (MME) = 41.01
General Safety (MGS) = 38.01
1401.8 Safety Score
Table 1401.8 Mandatory Safety Scores
Fire Safety (MFS) = 21 (exceeds by 2.36 points, compliant)
Means of Egress (MME) = 38 (exceeds by 3.01 points, compliant)
General Safety (MGS) = 38 (exceeds by .01 points, compliant)
Summary – the existing building and systems are complaint with the requirements of this section
without modification.
