Once the appeal period passes, (without an appeal being filed) the Applicant must pick up a Certified copy of the Determination from the City Clerk's office and record it at the Registry of Deeds. The permit is not valid until the Determination is recorded at the Registry of Deeds. VII. The extension would be 40' long by 24' deep by 2 stories high (28' to the roof ridge). The addition would be divided vertically into 2 duplex units consisting of two 2 bedroom, 2 bath units. The extension would be built with exterior features similar to the existing house to preserve its historic character. We would match the wood exterior (style, trim and color), windows, shutters, scalloped clapboard and roof shingles (new roof put on existing house 3/07 and would use same shingles). We would also like to incorporate a windowed dormer in the attic space of each half of the proposed extension on the front face of the extension. The addition of dormers would compliment the existing structure. The proposed extension will be attached to the existing house in such a way as to eliminate the currently existing covered external stairway. Review Criteria In considering a request for a Certificate of Appropriateness, the Commission shall consider the factors listed in Section 26 of the Northampton City Ordinances, as well as those contained in Mass. General Laws Chapter 40C. After the Hearing: Once the Determination is issued, the Office of Planning 86 Development will file it with the City Clerk's office. This will start the required twenty (20) day appeal period. Once the appeal period passes, (without an appeal being filed) the Applicant must pick up a Certified copy of the Determination from the City Clerk's office and record it at the Registry of Deeds. The permit is not valid until the Determination is recorded at the Registry of Deeds. VII. Appeals Any person aggrieved by a determination of the Commission may, within twenty days after the filing of the decision notice with the City Clerk, file a written request with the Commission for a review by a designee of the Pioneer Valley Regional Planning Commission. The Planning Commission's designee's finding shall be filed with the City Clerk within forty —five days after the request and shall be binding on the Applicant and the Commission, unless a further appeal is sought in Superior Court, as provided in M.G.L. The extension would be 40' long by 24' deep by 2 stories high (28' to the roof ridge). The addition would be divided vertically into 2 duplex units consisting of two 2 bedroom, 2 bath units. The extension would be built with exterior features similar to the existing house to preserve its historic character. We would match the wood exterior (style, trim and color), windows, shutters, scalloped clapboard and roof shingles (new roof put on existing house 3/07 and would use same shingles). We would also like to incorporate a windowed dormer in the attic space of each half of the proposed extension on the front face of the extension. The addition of dormers would compliment the existing structure. The proposed extension will be attached to the existing house in such a way as to eliminate the currently existing covered external stairway.
