The Zoning Board of Appeals determined that the location of the building is such that the proposed
awning sign would not detract from the character of the neighborhood and should be permitted in the
public interest.
The Board found that
(1) The combined total sign area of the proposed awning sign and the wall sign for another
business on the second floor exceeds 10% of the ground floor façade. The proposed sign would
be allowed by-right if the second floor sign did not exist since it is within 10% of the ground
floor façade.

(2) The sign for another business on the second floor is near the third floor façade and well above
the proposed sign.
(3) Two of the three buildings to the left of the applicant’s building have signs on two stories.
BOARD CONDITIONS
1. The surface area of the front sign shall be 12.45 square feet or smaller.
2. There shall be only one front sign.
