Planned Use The proposed project will be a two (2) phase renovation of the existing site. Phase 1 work will be the construction of a new garage / work space will be created in the back corner of the lot. This work will be done under a separate permit from the main structure and its Zoning Permit Application has been reviewed and approved (see attached document). Phase 2 of the project will be to convert the existing warehouse / storage facility into a single-family, owner occupied residence. The existing first floor will be gutted and re-constructed with kitchen, dining, living, bedroom and bathroom spaces. A new addition will be constructed on the roof / 2nd floor for the master bedroom suite and attached roof deck spaces. A new, enclosed deck and lawn space will be built in the front. Special Permit Description: 1.The proposed renovation is for a single-family house and will not be detrimental. 2.The proposed renovation is for a single-family. Traffic generated will be minimal. 3.The project will primarily be built within the existing footprint of the garage/warehouse. A new garage will be built in the back corner and have minimal impact on site. 4.The single family use will bring more residential space to downtown area. 5.The downtown residence will bring the owner closer to their business and downtown shops reducing demands on traffic and other resources. 6.The new residence helps support green & sustainable initiatives in Northampton bringing residences & homeowners downtown and within walking distance of its resources. 7.The proposed project will meet all zoning requirements.
