Lucey 78 Oak Street Florence, MA 01062 To: Planning and Sustainability City of Northampton 210 Main Street, Room 11 Northampton, MA 01060-3198 To: Keith Benoit Hello Keith, 8/8/2023 I will not be able to attend your Monday August 14th mtg. but, I am interested in the project and would like to receive any future updates/information that you will be sharing on the project. 1 am a resident at 78 Oak Street and although our lot (17A -264) seems not to be impacted by the encroachments shown on your 17C-001, it may certainly be impacted by other concerns which I will forward to you after I put them together and submit to you at a later time. Some of the items I'd like to mention at this time are as follows: 1.Do all of the trees within the "Limit of Work" line come down? 2.Are there any trees outside of the Work line that come down and can they be identified on your layout? 3.Is there any chance that you could further identify the property plot info on your Option 01 plan (lot numbers, lot dimensions and owners) on the West side of Oak St.)? With so little information on the lots on Oak St., (most of the lot information available on the Oak St. lots refer back to the "Proposed New Streets" plan recorded 1875, Book 320? 4.On a quick look-see of your Layout, it seems that the 1st unit coming in from Oak St. is going to be into the "setback" hill -will you be taking more of that hill to make room for construction of that unit? S.Are there other trees that wilt be taken outside of the "Work Line" in the vicinity of 17A-264 and 263? 6.How high above the setbacks will the new homes show their rooftops or 2nd story? 7.The area of construction is a low land-will there be a problem with the new homes being built in a wet-land area? 8.What is a "deeply loved" jump course and how much use does it get? The above are several petty matters but not unlike what you'll be getting from the neighborhood. I do think that there could be better areas that could be looked at for needed housing units. At l51 look, the units look crowded and not really adaptable to that section of Florence. Just my opinion? Thank you for the notice I Sincerely, Jim Lucey J�
