I am writing at the request of Alan Verson to inform you of
several changes we have made in the plans for the building at 100
King St, Northampton . The current plans are different from the
drawings prepared by your office in the following areas:
-- The concrete foundation walls will be 8" thick .
-- The rear bulkhead access to the basement has been
eliminated and replaced with an interior stairway from the first
floor unit to the basement. This stairway will be located
parallel to the rear wall of the building immediately adjacent to
the former bulkhead location .
-- The first floor floor framing system will be constructed
of 2x10 spruce joists set 16" on center and bearing on two
parallel rows of lolly column supported beams running the length
of the building . The maximum span for the joists will be about
13 feet .
-- The second floor floor framing system will be a
combination of 12" deep Truss-Joist products ( TJI 35s and 11 7/8"
Microlam ) hung on a central lolly column supported microlam beam
running the length of the building . Truss-Joist is preparing a
full set of framing plans for this floor and the one above to
accommodate the code required loads. Your office is welcome to
review these plans if you wish.
Please let us know if you have any questions about or
problems with these changes. We plan to begin framing the first
week of May.

Reference: Structural Review - First Floor Framing Plan
100 King Street, Northampton, Massachusetts
Dear Mr. Brennan:
I have reviewed the first floor framing plan for the above referenced project as prepared by
Construct Associates, Inc. and dated April 24, 1989.
My review has found the following:
(1) The plan and accompanying literature indicate that the floor joists are 2" x 10" spaced
at 16" o.c. with Fb = 925 psi (1050 psi for repetitive use). The Design Load Table for
"Floor Joists: 50 lb Live Load" shows that for 2" x 10" at 16" o.c. with an Fb = 1100 psi
a span of 14'-0" is allowable. This table is based on a live load of 50 psf and a dead
load of 10 psf for a total load of 60 psf.
The 50 psf live load is correct. However, the Massachusetts Building Code under section
704.3 states:
Partition load: In structures where subdividing partitions may be subsequently erected,
rearranged or relocated, provisions shall be made to support the weight of such
partitions where they occur, or for an equivalent uniform load, which shall be assumed
not less than twenty (20) pounds per square foot (psf) of floor area, in addition to the
specified uniformly distributed live load.
The Design Load Table also indicated that for the size and spacing selected an "E"
Modulus of Elasticity) of 1.249 is required for a 14 foot span. The materials indicated have
an "E" value of 1.0. This translates into an deflection of 1/290 vs the 1/360 usually required
for floors.
(2) A review of the sizes of the main carrying beams finds that 3 - 2" x 12" members are not
adequate to carry the loads where the span exceeds 10 feet.

1. Windows: All exterior windows have been installed.
2. Exterior roofing: Complete except for first floor porch roof (now under
construction).
3. Second floor porch/fire escape: Framing has been installed. Work to date
has been according to plans and alterations approved by structural
engineer.
4. Engineering plans of roof trusses: Received by Mike Brennan. To be
reviewed by structural engineer and then distributed to all parties con-
cerned.
5. Rough wiring: Building is ready for completion of rough wiring and
plumbing, and installation of insulation.
6. Prior to any drywall, G&G will review construction.

1. Weather: Raining very hard for the past several days.
2. There has therefore been some seepage of water between the foundation wall
of the basement in two places on the north wall.
3. Some additional leakage on that wall apparently due to the incompletion of
the siding. This has caused leakage on all floors along the north wall.
4. Progress:
a. Top floor installation of homosote being installed.
b. Interior painting at 99%.
c. Prehung prefinished doors are on the site.
d. Work proceeding in a workmanlike manner.
