YANKEE WOOD INDUSTRIES, INC. 195 INDUS i RiAL FARK NORTHAMPTON, MASSACHUSETTS 01060 (413) 584-4124 SITE PLAN REVIEW - MAY 17, 1990 The proposed addition will be a total of 7,450 sq. ft. , portioned as follows: 1. 5,950 sq. ft. addition affixed to the front of the . existing building. 2. 1,500 sq. ft. will be an extension of the 9,000 sq. ft. section. The primary reason for this addition is to have access to the loading dock for the 9,000 sq. ft. section. This will be a metal building identical to our existing building. The roof line will be the same as our present building. 1. The new addition will be used for manufacturing or as a distribution facility. 2. The following buildings are within 100 feet of our property line: West side: Industrial Park Drive, no structures North side: Northampton Ford's garage East side: Interstate Route 91, no structures South side: Norton Company's manufacturing building 3. Setbacks from property lines are: West side: 50' to 40' Industrial Park Drive North side: 50' to Northampton Ford East side: 50' to Interstate Route 91 South side: 55' to Norton Company 4. Building elevations: Eave height: 12' 6" and 11' 8" Roof height: 17' 6" 5. Wetlands Protection Act: N/A 6. See contour map, enclosed. - 7. The area on the left side of the building will be surfaced to provide access to the loading dock and for additional parking spaces. 8. With this addition our total square footage will be 28,450 sq. ft. 58 parking spaces will be required to comply with the parking space ordinance, our total will be 68 parking spaces. 9. Access to the site will remain unchanged. Access to Industrial Park Drive is by two driveway entrances. After surfacing, emergency vehicles will have easy access to all sec- tions of the building. 10. Facilities for vehicular and pedestrian movement will remain the same, as in the past it has never been a problem. 11. A storm sewer manhole is on our property. The loading dock ramp and the roof down spouts will be piped to this manhole. Piping will be placed in position if drainage is necessary for the front lawn. 12. Utilities will remain the same. 13. Sewage disposal facilities and source of drinking water is more than adequate. 14. Landscaping will be a major project. Shrubs and trees will be planted along the entire front of the building. An island of a sort will be expanded to include numerous types of trees and shrubs. 15. No new signs are proposed. In the future, if a new sign is erected, it will be within the guide lines of the park ordinance. 16. Loading and unloading facilities will be at ground level. 17. Refuse removal will remain the same. 18. To preserve and protect natural resources would be nonapplicable, being located in the Industrial Park. 9 • • . Fred Revaz is contemplating on leasing approximately 3,000 sq. ft. for a childrens dance studio, instructed by his two daughters who are registered dance instructors. Being unsuccessful finding a place in Northampton, he approached Yankee Wood. He and his daughter were impressed with this loca- tion for the following reasons: 1. primary - safety for the children 2. other locations were congested, night clubs in the area and heavy traffic 3. on premise parking 4. easy accessable 5. sufficient ceiling height A conversation between Fred Revaz and Larry Smith, it was suggested the zoning permit application be filed with the building inspector.
