Vreeland Design Associates Re: Ralph Litwin, 837 Florence Rd,Northampton, MA: Structural assessment of existin building roof to support proposed ballasted PV solar panel array. On 9/28/22, I conducted a site visit and investigated the existing roof framing for the propo--d ballasted PV solar panel installation. Based on the Assessor's records the original 1-story, 6 'x 95' CMU walled building was constructed in 1960. 43 PV solar panels are to be installed as a ballasted array on the membraned roof. The roof has four distinct framed sections;the sout -rn section has two W18x46 I-beams running north-south spanning 36', supported on the south exterior CMU wall and at the north ends on 6"diameter steel columns. 2x10 rafters running east- west are installed 16"on-center, spanning 19'-2"±with a nearly flat slope, supported on the 8" CMU block exterior walls and the W18x46 I-beams. The rafters appear to be Douglas-fir a based on the limited number and size of the visible knots would be classified as No.1 and better. The next section has 2x12 Doug-fir#1 & better rafters installed 16"on-center that run port south spanning 22' and are supported on W16x26 I-beams. The third and fourth sections are supp,i rted on a W16x26 I-beam that acts as a ridge beam with the third section rafters slightly sloping .outh to the W 16x26 beam supporting the northern ends of the 2x12 rafters and the fourth section rafters slightly sloping down to the north CMU exterior wall. The ballast pans are 1 cated 6' o.c. along the length of the solar panels and 4'-10"o.c. along the width of the panels. Th, ballasted array, designed by UNIRAC,Albuquerque,NM, has been designed for a 117 mph basic wind speed, Vert and a 40 psf ground and 35 psf roof snow load. Given a solar panel unit w- ght of 45 lbs with the required ballast blocks,the average weight of the ballasted racks and solar p.nels is 3.24 psf and 5.61 psf for the 10 panel array on the north side of the ridge beam. Based on m, calculations and assuming a 60 mil roofing membrane and roof sheathing the existing dead oad is 3±psf for a total approximate dead load with the proposed solar array of 8.7±psf. Based on my calculations,the existing roof framing is adequate to support a 35 psf roof snow load and 1, psf dead load and is adequate to support the proposed ballasted PV solar panel array and the sn w and wind load requirements of the current MA State Building Code for the City of Northampto .
