NATURE OF PROPOSED WORK:
Convert a two-family to a single family with BED 8 BREAKFAST
HARDSHIP:
CONDITION OF APPROVAL:
1) The reduction in one parking space granted with the condition that there be no vehicles parked on the
grass.
2. The reduction is granted only to this property owner and will be extinguished upon sale/transfer of
the land.
FINDINGS:
The Planning Board granted the special permit for the Bed and Breakfast with reduction in 1 parking space based upon the information
submitted with the application.
In granting the permit, the Board determined that the following special permit criteria had been met:
1) The requested use protects adjoining premises against seriously detrimental uses. If applicable,this shall include provision for surface
water drainage, sound and sight buffers and preservation of views,light, and air. No site changes are required. The use is incorporated
within the existing single-family home and does not appear to be more intense than that of a two-family dwelling which would generate
approximately 10 trips per day per unit vs.potentially fewer trips for visitors.
(2)The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets, minimize traffic impacts on the streets and roads in the area. If applicable,this shall include considering the location of driveway
openings in relation to traffic and adjacent streets,access by emergency vehicles, the arrangement of parking and loading spaces, and
provisions for persons with disabilities. The single-family use will remain as the primary use with access to public sidewalks on
surrounding streets. No increase in daily trips would be anticipated with the conversion.
(3)The requested use will promote a harmonious relationship of structures and open spaces to the natural landscape, existing buildings
and other community assets in the area. No site changes are planned. This will be within an existing house.
(4) The requested use will not overload, and will mitigate adverse impacts on, the City's resources including the effect on the City's water
supply and distribution system,sanitary and storm sewage collection and treatment systems, fire protection, streets and schools. No
site changes are made.
(5) The requested use meets any special regulations set forth in this chapter. The reduction in parking will go with the property owner
and is warranted based upon the condition that the owner has one car only for her household.
(6) The requested use bears a positive relationship to the public convenience or welfare. The use will not unduly impair the integrity of
character of the district or adjoining zones, nor be detrimental to the health,morals, or general welfare. The use shall be in harmony with

the general purpose and intent of the ordinance.
(7)If applicable, the requested use will promote City planning objectives to the extent possible and will not adversely effect those
objectives,as defined in City master or study plans adopted under MGL c. 41,§81C and 81D.
