MINUTES OF MEETING:
On April 26,2001, at 7:43 P.M., Yacuzzo opened the Request by Michael&Cynthia Jones for a Special Permit with Site Plan under
Section 6.12 and 10.10 of the Zoning Ordinance to create access from a side lot line on Warner Street for property located at 170 Federal
Street,also known as Assessor's Map 23D,Parcel 66.
Michael Jones of 170 Federal Street presented the proposed application to the Board.
Yacuzzo asked if the current driveway is located on the front or on the side of the property.

Cynthia Jones of 170 Federal Street told the members of the Board that there is no way to go up and down the driveway.
Misch stated that the applicants had two choices, they could change their address or they could apply for a permit to allow the side
access.
Yacuzzo asked if there was anyone who would like to speak in favor.
Alex Ghiselin, City Councillor,spoke in support for the applicants.
Yacuzzo asked if there was anyone who would like to speak in opposition. There was none.
George Kohout said that he went for a site visit and the front yard is very steep. He did not think that the new curb cut would be a
problem.
Romano said that there appeared to be a lot of traffic on Warner Street when she went out to the site. She told the Board that the traffic
was her only concern;however, she did not think that there would be much traffic coming out of the new driveway.
Weil asked if the Board needs to approve the waivers requested.
Yacuzzo said yes
Misch discussed the following waivers:
1.Property owners within 200'not 300'are shown;
2.Zoning Districts are not shown because all surrounding properties are within the URB zone;
3.No elevations are shown because no plans for changes to the existing house are proposed;
4.No contours are shown because the applicant is not proposing any major site work
5.No storm water detention or other facilities are shown because no major changes are proposed.
Jodrie moved to close the Public Hearing. Romano seconded.
Jodrie moved to grant the request. Romano seconded. The motion passed unanimously.
