The primary mixed-use districts are: Central Business (CB), General Business (GB), Highway Business (HB), Neighborhood Business (NB) and Planned Village (PV). These districts allow
housing by right above the first floor. There is also limited mixed-use in the Special Industrial (SI) and Urban Residential C (URC) districts. Live/work space is allowed by right
above the first floor in SI districts and URC district allows limited commercial space in residential structures.
The map to the right illustrates the area that is zoned for mixed use, for more detail please see the zoning maps in Appendix 2. Also, see Section 5.2 Table of Use Regulations in the
Northampton Zoning Ordinances.
Capacity for additional growth
The city’s zoning ordinances allow for continued mixed-use growth and many projects are currently underway. In the Planned Village district, the master developers plan to create 180
new dwelling units and 400,000 square feet of commercial space. All other zoning districts have been built out by approximately 80%, and collectively can still accommodate an additional
500 housing units and 1 million square feet of commercial space (numbers based on in-house GIS analysis).
