TOD zoning Transit Oriented Development zoning Our Central Business (CB) abuts our transit stops (regional AND interurban bus transit) and is all TOD. Section 5.2 of our zoning allows very dense development within CB, with NO maximum FAR or maximum building coverage. Density is limited only by percentage of open space that is required (5%) and by our height limits (55’) and by the requirement that the first floor of a building be commercial. In addition, portions of the General Business District is located within a 5 minute walk of transit, and the same dimensional standards apply there. Finally, portions of our Urban Residential C (URC) districts is located within a five minute walk of transit and we allow relatively high density in this district.
