Letter-Offer for Pine Grove Golf Course WF12-17-18December 17, 2018 Patrick Goggins Goggins Real Estate 79 King Street Northampton, MA 01060 Dear Pat, On behalf of the City of Northampton, we would like to make an offer for the Pine Grove Golf Course (Old Wilson Road, Map ID 44-014 and 44-114). We hope by making an offer before you advertise the property we can help the seller move quickly and save some costs. For the purpose of this offer, we suggest that the seller retain the following and sell separately: Single family home on Old Wilson Road with outdoor storage. Cell tower site, with its guaranteed lease income. The seller should retain for income or sell to a cell tower investor. Club house, parking lots, and the woods due west of the club house. We may want to make a separate offer later for this property, but for now suggest that the seller retain and create three high-end single family home lots. We would like to offer: We coordinate the permitting and surveying necessary so the seller can get zoning “credit” for enough of the remainder of the golf course that they can create the referenced three high-end building lots in compliance with cluster zoning. We pay $550,000 for the remaining 111 acres (see attached plan and detailed offer spreadsheet) Our offer would be in the form of an option we purchase for $1. In 30 years of purchasing open space, adding up to over 30% of the city, we have never not exercised an option, although we reserve the right if we could not raise the funding or found environmental releases. Our offer is contingent on City Council approval. We would expect a closing in February 2020. I look forward to working with you and the seller on this project.
