1. The Boundary And Retracement Survey Depicted Hereon Was Obtained By Partial Field
Surveys Conducted On Multiple Dates Between August 18, 2006 And April 21, 2015 By The
Berkshire Design Group, Inc.
2. The Purpose Of This Plan Is To Provide A Plan Illustrating This Surveyors Interpretation Of
Observable Monuments, Obtainable Plans And Deeds Of Record, Witness Testimony, And
Any Other Plans And Deeds Which May Affect The Locus Property At The Time And Date Of
The Partial Field Survey In Conjunction With The Original Delineation Of The Parcels Part Of
This Definitive Subdivision.
3. This Plan Does Not Show Any Unrecorded Or Unwritten Easements Which May Exist. A
Reasonable And Diligent Attempt Has Been Made To Observe Any Apparent, Visible Uses Of
The Land; However, This Does Not Constitute A Guarantee That No Such Easements Exist.
4. This Plan And Survey Were Prepared Using GNSS And Conventional Survey Methods. A
Leica TS15 Total Station Was Used Having An Accuracy Of 5" And 5 PPM. A Leica GS14
Network RTK Was Used Having Subcentimeter Accuracy. All GNSS Data Is Post Processed
With Rapid And Precise Ephemeris To Produce The Most Accurate Results Possible.
5. All Improvements Shown Hereon Have Been Spatially Fixed To A Locational Tolerance Of
Not More Than 1/10th Of The Plan Scale. Positional Tolerance Does Not Exceed Allowable
Standards.
6. The Basis Of Bearings, Azimuths, And The North Arrow Shown Hereon Is The
Massachusetts State Plane Coordinate System (NAD83).
7. All elevations are based upon benchmarks provided by the City of Northampton
engineering Department and refer to the North American Vertical Datum of 1988.
8. Property lines are shown per monuments found
9. The locations of existing underground utilities are shown in an approximate way only
based on available data and all utilities may not be shown. Prior to construction,
contractor shall call the 'Dig Safe Center' at 1-800-322-4844 and have all utilities marked
on the ground. The contractor shall be responsible for determining the exact location of
all existing utilities before commencing work. The contractor agrees to be fully
responsible for any and all damages which might be occasioned by his/her failure to
exactly locate and preserve any and all utilities.

1. Do not scale drawings for quantity take -offs or construction. Use written dimensions only.

2. All lines or points are perpendicular or parallel to lines from which they are measured unless
otherwise noted.
3. The Contractor shall verify all layout, dimensions, grades, and inverts prior to construction;
report any and all discrepancies to the Landscape Architect. All discrepancies shall be resolved
in writing prior to beginning work.
4. All areas disturbed from construction activity to be raked, smoothed, fertilized and seeded
with perennial turfgrasses unless otherwise noted.
S. All new walks and surfaces to meet existing walks and surfaces with smooth, continuous line
and grade.

1. All nursery stock shall comply with the latest standards of the American Nursery & Landscape
Association with regard to grading and quality.
2. All plants shall conform to the measurements specified, except that plants larger than those
specified may be used if approved by the Landscape Architect.
3. All plants shall be nursery grown in accordance with good horticultural practices and shall be
grown under climatic conditions similar to those in the project locality for at least two years.
4. Balled and burlapped plants (B&B) shall be moved with the root system as solid units; root
balls shall be firmly wrapped with burlap. Container grown plants shall not be removed from
container prior to the time of installation; root system shall be firmly set in container.
S. Planting soil mix shall consist of seven (7) parts loam and one (1) part peat moss by volume,
with a pH value of 5.0 to 6.0.
6. All trees and shurbs to receive two (2) fertilizer packets as shown in details.
7. Planting beds to receive 4" depth of bark mulch.
8. All plant material shall be guaranteed for one full growing season (one year) after
installation.
9. Any plant material which dies, turns brown or unexpectedly defoliates prior to acceptance of
work shall be promptly removed from the site and replaced with material of the same species,
quality, size and meeting all planting specifications.

N PD ES Permit
This project requires coverage under the EPA NPDES General Permit
for Stormwater Discharges from Construction Activities. Contractor
and Owner are responsible for finalizing a Stormwater Pollution
Prevention Plan (SWPPP) and filing for the NDPES permit prior to the
start of construction. All work shall conform to the requirements of
the Permit for this project. All clearing, grading, drainage,
construction, and development shall be conducted in strict
accordance with the SWPPP.
General Sequence of Construction
The following is intended to provide a general sequence of
construction activities. A final sequencing plan will be prepared and
submitted by the contractor selected for construction.
1. Delineate the approximate limits of work in the field.
2. Install erosion control barrier, inlet protection and tracking pad as
required.
3. Clear and grub vegetation slated for removal within work area only.
4. Excavate and rough grade. Excess soils to be stockpiled within limits
as shown. Protect all soil stockpiles with erosion control barrier at the
toe of the slope. All stockpiles to be covered with temporary seed
cove r.
5. Install new stormwater drainage system as shown up to new
connection points.
6. Rough and fine grade for roadways and sidewalks.
7. Install final paving, concrete, and other surfaces and improvements
as shown within the right -or -way.
SPECIFIC TREE PROTECTION LIMITS SHOWN ON THE PLAN REFLECT CONSIDERATION FOR THE
CONSTRUCTION TOLERANCE OF EACH TREE SPECIES (see below) COMBINED WITH THE EXTENT/TYPE
OF WORK PROPOSED AROUND EACH TREE.
