Vreeland Design Associates Re: Lesko Project, 296 Sylvester Rd, Florence, MA: Proposed braced walls adjacent to garage doors. Dear Chuck, I have consulted with Scott Keiter, Keiter Builders, Inc, on the new garage addition at 296 Sylvester Rd, Florence, and the wall bracing requirements on either side of the garage doors. I have performed the necessary engineering and reviewed with Scott the framing details provided in the American Plywood Association’s Portal Frame Bracing Without Hold-Down Devices, Technical Detail #J740 – see the attached detail. A 2–2x12 x 24’ continuous header will go across the top of the two 9’x 7’ tall garage door openings. The height to the roof truss ceiling is 9’-6” and the length of the walls between the doors and the corners of the garage are 1’-9”. The APA detail, based on the geometry of the proposed garage allows for a minimum braced wall length of 1’-4”. Based on my calculations the metal strap shown in the detail is not necessary, there is adequate hold-down capacity with the prescribed nailing pattern in the detail.
