Present: Amy Jagaczewski (GNCB), Stefan Barry (Keiter)
GNCB visited the site on Thursday, March 29, 2018 from 10:30am to 11:30am
to review the progress of construction and verify roof framing details. The
following was observed and discussed:
1. GNCB reviewed localized areas of the fire-damaged framing at the south
end of the building. The fire-damage does not appear to be deeper than
¼” at any of the framing members reviewed. Keiter has already sistered
the damage rafters with 2x6s attached with screws. This is acceptable.
2. The remaining, non-fire-damaged roof rafters require sisters as well to
support modern Code-required snow-loads. The remaining rafters should
be sistered with 2x6s fastened with the same screws pattern Keiter has
installed at the south side of the building.
3. Keiter has installed 2x4 ceiling framing at every other rafter along with 2x4
diagonals up to the roof rafters at approximately 3rd points. At alternating
rafters, they have also installed 2x4 collar ties up high near the ridge. This
pattern should be repeated for the length of the roof.
4. All sistered rafters should be fastened to the top plate with mechanical
anchorage. Simpson A35 clips with a bent leg or Simpson hurricane clips
are acceptable.
5. The 3-LVL beam for the enlarged opening is in the process of being
installed. Currently, two plies are in place. Studs have been built up at
either end per structural requirements. The south jack/king studs are
supported at the existing foundation wall. The north jack/king studs land
outboard of the existing basement wall. Keiter intends to install a lally
column in the basement at this location. This is acceptable.
