No additions are proposed, but some interior modifications shall be made to facilitate occupancy. These modifications shall meet relevant codes. The building is a steel framed building with insulated steel siding, interior CMU and wood-framed walls, thus Use Group B with some storage S-2 and Type III B construction. I have reviewed IEBC 2009, Chapter 3 Prescriptive Compliance Method. There are no exterior modifications proposed except installation of a cantilevered entry canopy and the lot has extensive existing paved parking and 20 feet wide access around the building. Here I will list relevant sections from code. IEBC 2009 301.2 – materials = existing (no dangerous conditions noted); new shall meet code 303 – alterations 303.1 exception 1 – existing stairway may remain in use where existing space and conditions constrain alteration (offices stair to remain) 303.5 – voluntary seismic improvements = the steel building is well braced and new interior walls shall be independent of the main structure; any steel alterations shall be carefully considered to increase bracing 306.1 – glass replacement = shall meet code as new 310 – accessibility – no modifications proposed; accessible path provided from main entry thru public areas to rest room (not modified or compliant; could be made compliant in the future) 310.7 – alterations affecting a primary function – the addition of walls in the office area shall maintain clear passage and existing door approaches with new features compliant. 310.8.1 – entrances = the main entrance shall be compliant 310.8.4 – stairs where none existed = the new stair to the new second level of the east portion shall be compliant with proper width, rise, run and handrails 310.8.11 – toilet rooms – currently provide 2 with non-compliant door width and without grab bars; no modifications proposed. one poorly constructed raised lavatory is to be removed.
