2017_1215 Monthly Report - November CONTROLLED CONSTRUCTION SUMMARY: NOVEMBER 2017 PROJECT NAME/LOCATION: LIVE 155/155 Pleasant St ARCHITECT’S PROJECT #: 201420 DATE ISSUED: 12/15/2017 ESTIMATED % COMPLETION: 74% SCHEDULE CONFORMANCE: YES PRESENT ON SITE: Peter Makrauer - LDa, Douglas Dick – LDa, Peter Frothingham – PFRA I) WORK IN PROGRESS: · Roof parapet metal cap installation is ongoing · Rain screen fiber cement panel installation is near completion at the south elevation and the north elevation is underway. · Rough electrical, plumbing, HVAC, FP provisions ongoing · Drywall installation is ongoing · Door frame installation underway at west end II) OBSERVATIONS: · Brick masonry is complete · Window installation complete · PV panel installation complete until other roof work is complete · Rain screen panels are being installed smoothly · Site appears to be managed well, safety protocols are emphasized & enforced by GC · Site trailer continues to be the location for all regular job meetings · Work appears to be completed in accordance with plans and specifications III) ANTICIPATED WORK IN THE NEXT 4 WEEKS · Begin elevator installation · Continue laying tile in bathrooms · Finish installation of metal parapet cap at roof · Continue drywall installation · Continue priming and painting walls and ceilings · Continue installation of FCP panels (complete north elevation at courtyard) · Continue installation of frames and begin installing doors. · Install gypcrete at east end IV) INFORMATION/ACTION REQUIRED: · None at this time. Rain Screen: First shipment installation going smoothly, order placed for nook, pinch point & North side with anticipated delivery 11/7 2. Masonry: ½ way up last wing wall at NE despite multiple rain outs 3. Windows: AD completed installation of taller snubber tracks, retest scheduled for 11/9 4. Roof: PV Squared successful crane day on Saturday, installation underway 5. Roof: Lower metal complete on small parapets 6. Unit Tile: Waterproofing started on 3rd Floor 7. Elevator: Delivered, requirements for installation to begin being addressed 8. East End: Plumbing rough ahead of schedule on 2nd and 3rd floors 9. HVAC: Equipment on West and Center racks piped and brazed, on final 15 at East rack GOALS 1. Windows: Approval of alternate handle, retest scheduled next week 11/9 2. Rain Screen: Complete installation of panels on South Elevation, prepare to rcv 11/7 shipment 3. Windows: Installation is complete, A/D on site 11/9 for pre-testing 3. Rain Screen: Most of South Elevation is complete above 12’ band. Next shipment anticipated 11/16 4. Roof: PV Squared installation progressing rapidly 5. Roof: Lower metal complete on small & medium parapets, large parapet underway 6. Unit Tile: Water testing completed on 3rd floor. Tile installation underway in 1 bathroom for approval 7. Elevator: Crystalline waterproofing underway 8. East End: Plumbing rough complete on 2nd and 3rd floors 9. HVAC: Charging rooftop condensers & installing West End minisplits, ceiling heaters & ERVs GOALS 1. Windows: Approval of alternate handle, retest scheduled 11/17 and 11/20 with SGH 2. Windows: SGH on site 11.17 and 11.20 for window testing 2. Rain Screen: Started running bond installation in the “Nook” and the “Pinch Point” 3. Roof: PV Squared maximized the array size 4. Unit Tile: Tile installation mockup approved & installation is underway 5. Elevator: Crystalline waterproofing complete in elevator pit 6. East End: Installing drywall on 3 & 2. Painting on 4 7. West End: Cabinets arrived today for 4th floor & ½ of 3rd 8. HVAC: Charging rooftop condensers 9. Sitework: Prep’d for binder course by trailer 10. Metal Window Panning: completed installation on the North Side 4. East End: Painting on 4, taping drywall on 3, completing installation on 2 5. HVAC: Charging rooftop condensers 27 of 30 units charged on west end 6. Solar: complete for now. A few panels need to be installed after all other roof work is complete 7. Sitework: Started work along Pleasant St GOALS 1. Windows: SGH reports & clear deliverables for A/D by end of week 2. Rain Screen: Complete installation of panels North Elevation in courtyard 3. West End Finishes: get missing kitchen cabinet & start 4th floor Mockup of cabinets and finish trims in Studio & 1 bedroom next week, door delivery next week 4. 1st Floor: West end completion of drywall 5.
