Makrauer PFRA+LDa (P/L) ITEM DESCRIPTION ACTION P01.0 Mechanical · Split Units WB recommended split units be located at the center of the roof to optimize line set runs. Split units to be racked at 18” above roof surface with line sets running below the rack on the roof and in the 4th floor ceiling at the building interior. Entry point and weatherproof curb approach for line set penetrations to be developed. Updated roof plan to be provided ASAP. WB suggested an accessible ceiling on the 4th floor for ease of access/maintenance. · Split Units Condensate line routing & drains to be confirmed by Ian C. (P/FP) of BER. · Controls WB to review and present control “tier” options to HAP, BER to review. The management challenge of increasingly complex control systems was noted. It was agreed that the baseline building control option is utilizing E- Mon D-Mon devices at panel locations and a data connection. This would allow HAP to monitor unit energy use from the HAP offices. These options are to be reviewed by conference call with HAP and the design team. · Controls BER to investigate wiring approach for apartment ERV units. · Mechanical Room 115 – ERV intake/exhaust BER to confirm that intake air can be pulled through a louver above the south entrance and exhaust can be located over door #005. · BER to provide full ERV scope drawings for pricing the week of 4/25. Permit is contingent on CBAC approval. PFRA+LDa to contact Northampton DPW and provide drawings for review. · Building Service A utility work order exists. Final building loads need to be determined to complete the design. BER & GZA to follow up. · Building Service Entry Point & Detailing The challenge of sweeping conduit from subgrade to panel locations was highlighted by Western. It was agreed that: 1) the footing at the entry location is to be lowered, 2) a sub-floor precast vault will be provided to terminate the ductbank and allow flexibility for panel terminations, 3) penetrations of the foundation wall to be reviewed by structural engineer. · Fire Alarm: BER recommends that the bi-directional amplifier be carried as an Add Alternate. Only testing once the building is complete can determine whether the amplifier is required. BER to note scope accordingly in 100% documents. · Long lead items/Regulatory Issues The “prevailing wage” ordinance for street work in Northampton is to be further scrutinized. WB suggested bringing a union outfit (Gomes) for the street work as one of their subs. The team will confirm the approach for this item and attempt to reach a consensus with the City. HAP noted the history of the work and the likelihood that after two failed attempts, the street improvements acquire funding through MassWorks in late fall ‘16. · PV Specification Western asked if an alternate solar panel would be acceptable. The design team indicated that the racking system is proprietary (Sunpower) and that the Sunpower spec was the best available on the market. The design team’s preference is to stay with the Sunpower module. · Life Safety Room BER notes the added cost of keeping the life safety electrical room in its current location. Design team to study alternatives such as a utilizing part of the Flex Space on Level 1. GZA/BER BER & P/L BER WB N/A BER & P/L P01.2 Western Builders – Constructability & VE feedback · Comments on 75% package: -Envelope alternatives were discussed, WB to provide feedback on exterior elements that may affect the building’s appearance ASAP. -WB did not have significant changes or issues with the envelope as drawn during the meeting. -WB asked if the subgrade materials required for the site could be used as a “working surface” for construction operations. WB will produce an RFI for GZA’s response. -WB was eager to meet with the MEP/FP engineers to discuss BMS & control points. HAP was agreeable to this discussion and a focus on owner/operator concerns with respect to building controls. MEETING AGENDA, MEETING 001, 03-21-2013 LDa Architects, LLP Page 3 of 4 ITEM DESCRIPTION ACTION P01.3 Design Revisions to 75% Documents · Envelope & Structure – -Western to confirm cost of revisions to wall assembly E-1 -Western to confirm cost of sheathing/WRB change to E-2 as well. - PFRA+LDa to confirm impact of E-2 change on FCP installation design. -Western to confirm cost of using Accurate Dorwin for all non-rated casement & single hung windows. Additional costs for Low-e coatings and triple glazing to be quantified as well. - PFRA+LDa to confirm ADA/MAAB requirements for sash lifting force with Accurate Dorwin. · Interior Glazing & Finishes (see owner notes below): - PFRA+LDa indicated that further study was required to define the scope of rated storefront at the L1 lobby/HAP offices. · Unit demising walls & acoustic isolation: - PFRA+LDa to provide typical detail for sound isolation at unit demising walls. · Unit design: PFRA & LDa provided revised unit plans (closet locations, barn doors ILO pocket doors) as directed by HAP. HAP feedback is needed ASAP. · Unit finishes: Team to provide cost and spec information for possible upgrades of countertops, cabinets and other finishes. HAP to contact DHCD. · For GC & Design Team: From your perspective, are there any items the owner should consider adding that would improve marketability, functionality & energy efficiency? P/L WB HAP P/L & WB P03.6 Miscellaneous & Old Business · PFRA+LDa to provide update on utility pole relocation. · Prevailing wage issue for street work · The possibility of leaving the retail slab was raised. If programming/tenants for the retail space are not confirmed at the time of construction, this should be considered to facilitate tenant-directed rough-in. · Project Renderings: -progress renderings were provided (digitally & print) by PFRA+LDa and will be included in the CBAC submission. Updated renderings will be provided when the CBAC submission is finalized.
