Existing sink and vanity to be removed. Existing radiator currently located at rear of
cabinet to be moved to wall adjacent to existing sink. Sink to be replaced with new
pedestal sink and faucet, with surface-mount medicine cabinet above for storage.
KITCHEN
Existing cabinets to be removed. Existing flooring to be removed, down to sub flooring.
Existing bow window to be removed, reframed and re-installed at 42 sill height. Existing
adjacent double hung window to be removed and replaced with new double hung
window with a 42" sill height. Existing wall between kitchen area and porch area to be
removed, to create large open concept space. Ceiling will be opened to install new 20'
LVL header and post to carry 2nd floor and porch roof load. Ceiling will be patched and
repaired as needed. Existing electrical and plumbing in wall will be re-routed as needed
to facilitate new floor plan.
Existing gas range will be moved towards porch approximately 30 inches . On doorway
side of stove a new 12 wide base cabinet will be installed. Opposite stove location, new
base cabinets will be installed along wall and under windows. Over new stove location a
30" microwave vent hood will be installed. New wall cabinets will be installed over new
base cabinets. Base cabinets will continue along porch wall near sliding glass door, and
culminate into a lower desk height work surface. In the middle of the space, a butcher
block top island will hold the sink and a new dishwasher. All other countertops to be
laminate product. A new pendant light will provide light to kitchen island work surface,
along with new recessed lighting fixtures. New engineered wood flooring will be installed
in the new space.
In front entry area of home, a new half wall with wood top rail will be installed to prevent
a fall hazard between kitchen level floor and entry level floor.
At front door, a retractable screen door unit will be installed in the existing door frame.
At front entry to home, a new 3' x 4' pressure treated lumber deck and stairs with
handrail will facilitate safe use of existing front doorway into home.
