Joe,
I've reviewed the permit application for additions to the house at 142 Hinckley Street in Florence.
The plot plan you've provided doesn't seem to match the lot as shown on the city's gis map. The city's GIS mapping
system isn't necessarily accurate. I've attached copies of the city map and the plans filed at the registry of deeds. I'm
confident that the registry of deeds plans are correct, but we will need you to establish the southern side lot line and mark
the corner of the proposed addition before you start construction. The registry of deeds plans show 2 iron pins; a line
stretched between the pins will be enough to establish that line (see '83 plan).
I also have questions about the plans;
Technical specifications for the techno posts, including allowable load capacity and allowed heights above grade
Information about the new 2nd story window; the minimum clear height opening for a double hung bedroom window is 20"
and an Anderson TW 3832 is only 16 1/4". Also the maximum sill height is 44".
More details on floor plans (room uses, etc) and locations for smoke and co detectors. Hardwired smoke and/or co
detectors must be installed in all required locations accessible during the work, and throughout the whole house if the
additions include a bedroom.
We also need an electronic copy of the plans.
