Existing Conditions The Office Building at 86 Masonic St. is a 2 -story, would -framed facility housing an optical practice on the first floor and private offices on the second. The existing structure was originally a home that has been added on numerous times over the years. The existing first floor is approximately 3000 ft.Z. Northampton Patient Specialists occupies approximately 80% of the first floor. Previous renovations have provided a barrier free to the building that includes an exterior ramp and new doorway. This project was processed through the Northampton Zoning Permit Application. Proposed Work The proposed renovation project will include new barrier -free toilet rooms, and a renovated interior to produce additional exam and treatment spaces. Additionally, a relocated Reception area will allow an expanded Waiting Room that physically connects to the Dispensary area. In order to achieve that goal a 40 square -foot in addition is required that squares are the southwest corner of the waiting room. Originally, this recess was the entrance to the building leading to an exterior porch prior to the construction of the ramp. The porch was enclosed in the 2009 renovation and the steps removed. The existing waiting room was the three -season porch and as was typical it is approximately 3 inches below the level of the floor space inside the practice. The current proposal is to raise the current waiting room floor (and the addition) to be level with the remainder of the practice. Steven T.
