Dear Louis,
This is a substantial completion report on the above project. It backs up the prior Code Review and
Fire Narrative with the project drawings Titled; A-2, A-3, & A-2D, with revision dated 7-18-12.
The attached revised plans are;
A-2, A-3, & A-2D rev dated 05-23-13.
Project Description as completed:
The current project added a new single ADA bath room on the first floor and has yet to restore a
rear roof over the existing concrete loading and egress access porch and basement hatchway. The top
floor was cut off by a 2 hour fire wall and door enabling no sprinkler system above where no
assembly use is allowed.
Code violations recently solved;
The building fire separations 3rd floor from below, life safety alarms, plumbing facilities
accessibility.
The restored building is to existing uses and areas of restaurant below, with 2 hour fire
separated storage and private offices above with a new fire Sprinkler System on all lower restaurant
levels.
* Occupancy load: This has been increased causing the additional 1st floor bathroom and new
sprinkler system;
By table 1008.1.2 in A use is;

Calculating by floor;
We make a count of occupants as follows;
Basement = 6 occupants
,First floor = a combination of one per 7 sq ft net and 15 sq ft net per occupant of that floor level =
total 70 occupants.
Second floor = a combination of one per 7 sq ft net and 5 sq ft net per occupant of that floor level =
total 127 occupants.
Third floor is not an A2 use but has a related storage & office use occupancy of 4 occupants.
The total building occupancy then is; 207 people.
* Common path limitation: none 75' allowed, The entire building is 75 ft at exterior walls.
* Means of egress lighting and exit signs:
Electrical with emergency wiring plans are shown on all plans.
* Fire-rating of structural elements:
Exterior Walls: 2 Hr Required with 2+ Hr Actual

Enclosure Of Exit Stairs: are 2hr walls applicable with new B label 90 minute doors.

Exit Access Corridors: corridor at 1 hour. First main floor has two existing exits and a 3rd from
2nd floor stair exit to the Main Street exit.

* Draft stopping: existing attic area to be part of 3rd floor and it will not exceed 3000sf.
* Fire alarm WAS upgraded with Fire Alarm announcing and controlled by a reporting service. The
Knox box IS at the front main door. Smoke detectors, all alarms, fire extinguishers, emergency
lighting exit signs and a fire emergency enunciator panel are shown on the floor plans.
* Fire extinguishers are required in accordance with NFPA 10. Locations are indicated on the floor
plans as paired with the fire pull stations and are subject to final approval of fire marshal.
Hazard index: A3 restaurant = 5 with no change.
