College, 79 Elm Street, Northampton, MA. Phase 1B Closeout Conditions New and Existing systems interface Fire Alarm x The new fire alarm panel is in the emergency electrical room in
the basement. This panel serves the new detectors on the kitchen/dining area of level 1, together with the entry areas for both Cutter and Ziskind wings, and all level 1 areas North
of Gridline F including dining and kitchens. It also monitors heat detectors installed in the basement. It monitors all flow and tamper switches. This panel has smoke detectors, CO
detectors, pull stations, Ansul, water flows and tampers. x Each existing building (Cutter and Ziskind) has an existing system that serves South of gridline F on the first floor, and
the entire second and third floors of both buildings. There are existing corridor smokes and pull stations in these areas. x All sleeping rooms have the existing single station smoke
detectors that will remain for this coming year but will be changed out to addressable devices during the next phase of the project. x There are cross trips between each panel so that
when one panel goes into alarm the entire building is evacuated. The system only needs to be reset at one panel. Fire Protection x The existing incoming fire main and main alarm check
valve remain in the Ziskind side of the basement. A new flow switch has been added at the alarm check valve. x A new fire main has been installed throughout the basement with a new
Storz Fire Dept. connection at the entrance to Cutter on the East side of the building. The existing Ziskind Storz connection has been relocated slightly due to the handicap ramp. Both
FDC’s are tied into the basement fire main. The fire main feeds down each crawl space beneath each wing to re-feed the existing standpipe at the South stair of each wing. x The basement
fire main feeds a new combination sprinkler/standpipe system at the North stairs of both Cutter and Ziskind with new flow switches and tamper switches at each floor in each wing. x
The flow switches feed a completely new sprinkler system on level 1 North of Gridline F. There is no existing sprinkler system South of Gridline F on level 1. x Each upper level flow
switch feeds the existing sprinkler system on floors 2 and 3 of each wing. x The penthouses on each wing are sprinkler protected and each wing has a roof manifold. Memorandum PHASE
1B CLOSEOUT MEMO.DOCXPHASE 1B CLOSEOUT MEMO.DOCX Page 2 of 6Arup USA, Inc | F0.3 Mechanical x New Air Handling Units (AHU’s) have been installed and replace the existing equipment.
The air handling units that serve the dorm rooms now provide 100% outside air and have energy recovery. x The dining has a dedicated AHU serving it, which also provides a portion of
the makeup air to the kitchen exhaust hoods. The system allows for a greater amount of fresh air and is provided with demand control ventilation (DCV). In addition, the dining has been
provided with trench heaters at the windows along the courtyard. These are active trench heaters with hot water finned tubes. x The basement and first floor spaces have a dedicated
AHU that also incorporates demand control ventilation. x The kitchen has five new exhaust fans. Four are dedicated exhaust hood fans with variable frequency drives (VFD), which allows
for fans to be controlled via a ME-LINK system (By others). The dishwasher hood also has an additional dedicated fan. x Two additional new exhaust fans have been added to the penthouses
on Cutter and Ziskind. These are dedicated exhaust from the electric room, IT closet and storage closet on every floor by the elevator shaft. x Toilets on the first level that are public
bathrooms all have dedicated supply air and exhaust air going to fans on the roof. x Each elevator shaft has a dedicated motorized louver that is tied to a temperature sensor in the
elevator shaft and this is tied back to the BMS. x New makeup air units (MAU) have been installed serving the main kitchen and the kosher kitchen. The units are 100% OA air units and
have VFDs on the supply fans. For the main kitchen, the unit will trail the operation of the fans. In the kosher kitchen, the unit operates to with the operation of the kitchen hood
exhaust fans. x A new heating plant was installed, replacing the old heating plant. This included the replacement of the existing hot water pumps, heat exchanger and steam pressure
reducing station. These were all replaced with a new two stage, 1/3-2/3 configuration steam pressure reducing station taking medium pressure steam from central plant to low pressure
steam and serving the new heat exchanger. A second heat exchanger was provided as backup. The pumps were replaced with two pumps in duty standby mode. x The heating system pumps serve
the main air handling units, the reheat on the terminal units as well as feeding the future two-pipe change over system and re-feeding the existing piping to the fan coil units in each
dorm room as well as trench heaters, finned tube radiators in stairwells along exterior walls and unit heaters in the mechanical spaces. x The basement and first floor public spaces
in Cutter and Ziskind have been zoned by terminal units. The areas have limited window areas and therefore all terminal units have hot water reheat. x Existing perimeter grilles along
windows in the Cutter and Ziskind will have new grilles but will continue to be served via an air system using existing ductwork embedded in the concrete floors. New ductwork has been
added in the crawl space to tie into the existing duct connections. x The fan coil units in the rooms will be replaced with two-pipe change over system in the second phase, The original
FCU have been remain in place with existing piping. x The existing condensate return will remain in the basement as part of the system. An additional condensate return has been added
in the boiler room to bring back condensate from the relocated steam domestic water heaters. x The chilled water system will only be installed in phase 2. x The laundry exhaust system
will only be installed in phase 2. x A new BMS system that ties all controls to all equipment will be installed. Memorandum PHASE 1B CLOSEOUT MEMO.DOCXPHASE 1B CLOSEOUT MEMO.DOCX Page
3 of 6Arup USA, Inc | F0.3 Electrical x The new electrical service is installed and will be used to feed the building, however it is fed from the existing pad-mount transformer (300kVA),
the new transformer will be installed and switched over to feed Cutter/Ziskind and other buildings that are currently fed from the existing 150kVA and 300kVA transformers. x Exterior
switchgear and all switchovers is complete but the switchgear is currently feeding the existing transformers, switchover will occur once the new 750kVA transformer is installed. x New
generator is installed and will be used to feed the Telephone room as well as all life safety loads in Cutter and Ziskind. Separate automatic transfer switches are provided and separate
switchboard is provided to feed other buildings that are currently fed from the existing generator. x Emergency loads on in the kitchen and dining area will be switched over and powered
from the generator, all other building emergency loads will remain as they are currently fed. x Basement and dining is provided with new panelboards within the spaces used to feed all
kitchen, mechanical and basement loads, upper level panelboards are also installed but existing branch circuits are extended to the new panelboards. All branch circuits will be replaced
during the next phase of the project. x First level including kitchen/dining area of level 1, entry areas for both Cutter and Ziskind wings, and all level 1 areas North of Gridline
F is equipped with new power, lighting and branch circuitry, the rest of level one is existing that will be updated during the next phase of the project. Plumbing x New roof drains
have been installed throughout all roofs. On Cutter and Ziskind wings, these drains tie into existing leaders down through the building. The new drains over the dining and kitchen area
tie into a whole new storm drainage system in level 1 and the basement. x The upper Cutter and Ziskind wings bathrooms are unchanged in this renovation but have been re-fed by new piping
in the basement. The existing sanitary drainage and domestic hot and cold systems are unchanged for the upper floors (levels 2 and 3) and for the area of level 1 South of Gridline F.
x The area North of gridline F on level 1, including the main kitchen is all new sanitary drainage, and domestic hot and cold and natural gas piping. x The entire natural gas system
is new with a new meter and regulator on the rear of the Ziskind building. x The existing domestic hot water storage heaters have been relocated to the existing boiler room where new
piping feeds all new and existing fixtures from the basement and crawl spaces. x The incoming domestic cold water main and pressure reducing valve are existing and after the PRV, new
piping feeds all new and existing fixtures throughout. x The basement restrooms and laundry room are not installed yet as the basement is not being opened for occupation and this work
will be done in phase 2. Structure x Level 1 bracing has been installed, bracing above level 1 is not yet complete, and will be done next year. x Dining roof has been strengthened.
x Dining addition has been completed. x Elevator shafts have been cut through all floor slabs. x Elevator pits have not yet been cast. x Penthouse structure has been constructed. x
Ramps to/from courtyard beneath overhangs are not yet complete. Memorandum PHASE 1B CLOSEOUT MEMO.DOCXPHASE 1B CLOSEOUT MEMO.DOCX Page 4 of 6Arup USA, Inc | F0.3 Substantial Completion
