No. 11011 Residence Conversions 12/06/2011 Smith College, Northampton, MA ADDENDUM NO. 1 1 December 6, 2011 ADDENDUM No. 1: This addendum modifies the drawings and specifications dated October 7, 2011. General Contractors are responsible for distribution of the addendum to the sub- contractors. Please acknowledge receipt of this addendum in the appropriate location on the bid form. This addendum consists of 7 pages and 1 attachment and amends the drawings and specifications as follows: INSTRUCTIONS TO BIDDERS: Change the time of the bids to be Tuesday December 13, 2011 @ 2pm. Bids will be opened privately and reviewed by the Owner. Electronic submissions of proposals are acceptable by scanning the original bid form in pdf format and sending by email to pchehade@amherst.edu before the time of the bid. The original bid shall be sent by overnight mail to: Patrick Chehade, Director of Rental Property 212 Northampton Road Amherst, MA 01002 Insurance Requirements: See attached minimum insurance requirements for working on Smith College campus properties included in this addendum. Deleading Contractor Coordination and Project Scheduling: All interior deleading activities will be completed prior to turning over the building to the Contractor. Scope includes removal of window and door trim, door slabs, baseboards, wainscot caps and other architectural components as indicated on the drawings. In addition, the Deleadiing Contractor will scrape any loose, peeling or flaking paint on all surfaces to remain. Demolition of existing plaster, partition framing, ceilings, etcetera; removal of existing sash for window replacement; and cutting and patching for new work are part of the work under this contract. No. 11011 Residence Conversions 12/06/2011 Smith College, Northampton, MA ADDENDUM NO. 1 2 Exterior Deleading must be completed prior to the execution of new exterior work and may or may not be completed prior to the Contractor having access to the interior. Each building has specific requirements that affect sequencing as follows: 58 Kensington: The exterior has loose and peeling paint. The Deleading Contractor is required to remove siding and architectural components in the areas to be disturbed for the renovation including the door infill, new wall caps and window modifications on the South Elevation and the new wall caps on the East Elevation. Only exterior work necessary for completion of the interior work will be undertaken prior to certification of the building units. The Deleading Contractor will prepare the exterior for final painting and the Contractor will add the new porch roof to the rear porch and re-roof the exterior porches facing the street and paint the exterior. 57 Dryads Green: The exterior was recently painted is considered to be intact. Removal of siding for the proposed work indicated on the West Elevation and new wall caps on Souith and East Elevations must be completed by the Deleading Contractor. The General Contractor will mark out the locations for wall penetrations and window modifications for removal of the siding by the Deleading Contractor. After the certification of the building units, final painting of the new work will be completed by the Contractor. 72 Dryads Green: The Deleading contractor will remove the porch handrails and remove loose and peeling paint on the exterior. The Contractor will mark out locations for new wall caps for siding removal by the Deleading Contractor. After the units are certified, the Contractor will complete the porch repairs and new roof on the front, the rear porch modifications, roof replacement for the entire building and the repair and replacement of the shingle siding. No. 11011 Residence Conversions 12/06/2011 Smith College, Northampton, MA ADDENDUM NO. 1 3 DRAWINGS: General: G1) It is the intent for all bedroom closets in each unit to receive a new hang rod and shelf. G2) Contractor’s Option: Where an overlay of rated drywall is called for on the plans for isolation of stairs or for dwelling unit separation, either 5/8” or 1/2” material may be used. G3) The scope of interior painting in the basements is limited to drywall surfaces and stair components. G4) It is the intent of the Qwner to allow use of the existing heating systems for temporary heat during construction. Coordinate with the Owner the removal of the existing systems. Owner will remove existing oil tank. Contractor will remove old system. At 58 Kensington, salvage existing gas conversion burner for boiler and install for Owner at 54 Kensington. G5) The framing system for soffits is specified as metal because concealed spaces cannot contain exposed combustible materials without additional sprinkler heads above the ceiling. Wood framing will not be allowed for these assemblies and the ceiling finish shall extend through the soffit to the wall. L1.1 Add the following note: New site utilities to each building will be provided as indicated in the Electrical Specifications. Provide trenching for new underground electrical service to 57 Dryads Green. Coordinate meter locations for new services with the Utility. It is the intent of the Owner to have individual meters for gas and electric service located on the exterior of the building. 58 Kensington (3750 s.f.) 58.1) A1.1 Basement Plan: Add the following note to new stair to first floor: Provide 9 risers up to stair platform I riser below first floor in existing stair Proj. Install 3/4 inch painted plywood closure panel on interior face of stair from skirt board up to underside of framing and install handrail. 58.2) A1.1 First Floor Plan: Add the following note to Entry 17: Front Entry Scope: 1) Remove existing baseboard on walls to receive 5/8” Type – X (Common to new dwelling unit) & Install new 1x8 wood base. 2) Provide rated infill of door to existing under stair closet scheduled to be removed. 3) Add layer of 5/8” Type-X to wall common to Room 15. 4) Provide keyed non-rated Milcor access panel for under stair access. 58.3) A1.1 First Floor Plan: Add the following note to Rear Stair 11: Remove existing plaster for water and waste risers to second and third floors. Add layer of 5/8” Type – X on wall common to Living Room 14 and install new 1x8 Base w/base cap. Provide similar treatment on second and third floors. At stair skirt boards, fire caulk joint at skirt board and existing plaster and terminate 5/8” Type – X in LC trim at top of existing skirt board. See detail for encapsulation of rear stair on Drawing A6.1. 58.4) A1.1 Basement Room Finish Schedule: Add the following words to Note Key 4: “Fire Taped.” 58.5) A1.2 Second and Third Floor Porches: Add the following note: Roofing contractor to restore existing weep hole drains with materials compatible with roofing system. 58.6) A2.2 Typical Building Section: Change note referring to exterior siding removal for wall cavity insulation to read: “Install wall cavity insulation from interior. 58.7) A6.1 Door Schedule: Change designation for Door 28 to Type A Frame and Fire Rating to 60 minutes. No. 11011 Residence Conversions 12/06/2011 Smith College, Northampton, MA ADDENDUM NO. 1 5 57 Dryads Green: (3380 s.f.) 57.1) A1.2 Second Floor Plan: Add the following note: Provide 3 1/2 x 11 7/8 1.9E LVL at new cased opening between Rooms 31 & 32. 57.2) A3.1 Cross Section @ Landing: The new LVL spans from the exterior wall to the frame wall that surrounds the chimney. (See A1.2) On the exterior wall this should coincide with the jack studs for the existing window and door below. Open interior wall and provide (3) 2x4 bearing at Second and First Floor. Provide pressure treated 4x4 at basement. 72 Dryads Green: (3020 s.f.) 72.1) D1.1 First Floor Demo: Delete reference to modifying door height for door between the Living Room and Bedroom. Change Dx designation on plan to read “12.” 72.2) D1.1 Third Floor Demo: Change note 3G in front bedroom to read “2G.” 72.3) A1.1 First Floor Plan: Encapsulation of the existing wood wainscot in Rooms 12, 13, 14 and 15 will be as follows: Rooms 12, 13 & 15: Overlay exterior walls with 1” R-Max and 1/2" Gyp Bd. Overlay interior walls with 1/2” gyp bd. Room 14: Overlay existing paneling with paint grade birch plywood and 1/4" x 1 3/4" Lattice battens to replicate existing wood wainscot. Cap with 3/4" x 1 1/2” stool with eased edges and terminate at floor with 1/2" x 5 1/2" wood base. Continue this treatment on face of new fireplace enclosure. 72.4) A1.2 Second Floor Plan: The door at the stair landing is Door #30. 72.5) A1.2 Second and Third Floors: The stair detail on A6.1 applies to the existing stair that extends from the landing to the third floor. 72.6) A6.1 Door Schedule: Change Door 12 to Type B door / 1 3/4" thick. Stair Treads: Yellow Pine for painted finish. Spec.3) Section 062023, page 5: Change heading for paragraph 2.6 to read 2.7 and insert the following new paragraph: 2.6 SOLID SURFACE VANITY TOPS A. Provide 100 Series vanity top and bowl as manufactured by DuPont Corian. 1. Color: Cameo White 2. Size: 22 inches deep by width as indicated on drawings. Spec.4) Section 062023, page 7: Change heading to Paragraph 3.6 to read “STAIR AND RAILING INSTALLATION” and insert the follow paragraph 3.6.B: B: Construct stairs in compliance with “Massachusetts State Building Code for One and Two Family Dwellings” with poplar risers and skirt board and yellow pine treads for painted finish. Construct with equal height risers. Spec.5) Section 072100, page 3: Add paragraph 2.3.C.1 as follows: 1. Provide Blazelok TB and primer where insulation is exposed. Lumber Substrates, Existing Natural Finish Surfaces: Including baseboards, wainscots, and door and window casings. 1. Clear Acrylic Finish a. Wash and sand existing surfaces. b. 2 coats: Water-based poly-urethane. c. Note: Test for compatibility with existing finish. Attachments: Smith College Insurance Requirements End of Addendum No. 1 SMITH COLLEGE CONTRACTOR INSURANCE REQUIREMENTS Contractors shall purchase and maintain minimum insurance as will protect both Smith College and Contractors from claims which may arise out of or result from Contractor's performance of the Work. Additional detail or insurance limits may be provided under a separate Schedule attached hereto specific to the general work of the Contractor or a specific PO and/or Proposal. a) Comprehensive general liability insurance, covering bodily injury in the sum of not less than one-million dollars ($1,000,000) per person and one-million dollars ($1,000,000) per occurrence and property damage in the amount of not less than one-million dollars ($1,000,000) per occurrence; b) Workers’ compensation insurance in accordance with the laws of the Commonwealth of Massachusetts; Employer’s Liability Insurance in the amounts of $1,000,000/$1,000,000/$1,000,000. c) Comprehensive automobile liability insurance, including operation of owned, non-owned, and hired automobiles, covering bodily injury in the sum of not less than one- million dollars ($1,000,000) per person and one-million dollars ($1,000,000) per occurrence and property damage in the amount of not less than one-million dollars ($1,000,000) per occurrence; d) If available generally to members of Contractor's profession, professional liability (errors and omissions) insurance on a claims-made basis with limits of liability of not less than one million dollars ($1,000,000). e) Excess Liability insurance in the amount of $1,000,000, occurrence and aggregate. All insurance required hereunder shall be maintained in full force and effect in a company or companies reasonably satisfactory to the Institution and shall be purchased and maintained at Contractor’s expense for the duration of the Agreement. All insurance required hereunder shall name “The Trustees of the Smith College, its agents, its employees, and its assigns” as additional insureds to the Contractor’s General Liability, Employer’s Liability and Excess policies as may be applicable, and shall contain a clause requiring written notice to the Institution thirty (30) days in advance of the cancellation, non-renewal, or material modification of said insurance as evidenced by return receipt of United States certified mail. Certificates of insurance shall be supplied contemporaneously with the execution and delivery of a final contract and 30 days in advance of any policy renewal that may occur during the contract period. Said certificates shall evidence compliance with all provisions of this section. If the conveyance of additional insured status is provided only through an endorsement to the insured’s policy, the Contractor shall be responsible for providing a copy of the endorsement with the certificate. This insurance requirement shall not be construed as limiting in any way the extent to which Contractor may be held responsible for the payment of damages to any persons resulting from its operations or the activities of any person or persons for whom it is liable.
