Chris,
This property was partially zoned SR and Watershed Protection when it was created. The SC zoning replaced the Watershed
protection zoning and in 2007 the WSP replaced the SR zoning.
I'd be happy to discuss the process of re-configuring these lots with you if you have time next week.

The lots at 23, 29 and 37 Cardinal
Way are a complicated situation, but it might be possible to
end up with another building lot.Without going into too
much detail,the existing house lot needs to end up on a lot
with 175'frontage and 80,000 sf area.The other lot
needs the same frontage and area.The second lot needs a
driveway and house location that meets wetlands setbacks.
There are also specific dimensional lot layout requirements.
You'd probably need someone like Berkshire Design,
Proterra or R. Levesque Associates to develop a site
plan.
