CONDITION OF APPROVAL:
1)Any new lighting shall meet the zoning requirements.
2). The construction plans must specify the clean material to be installed below
the retention system.
FINDINGS:
The Planning Board granted the site plan for the addition of 11 parking spaces for Northampton Area Pediatrics based on the following
information and plans submitted with the application:
1).Parking Lot Expansion Plan Northampton Area Pediatrics by T Reynolds Engineering Sheets 1-9 Dated August 13, 2018, Rev Date
8/23/2018. Grading and Drainage updated 9/7/18.
2) Fence and Pedestrian Guard detail by REDI ROCK.
The Board determined that the criteria in 350-11.6 had been met :
1. he expanded parking lot within the Office Industrial District would not be affect adjoining premises in terms of use.
2. The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets. The expansion is an area that was previously approved for parking.
The project, including any concurrent road improvements, will not decrease the level of service (LOS) of all area City and state roads or
intersections affected by the project below the existing conditions as there is no change of use proposed.
3. The site will function harmoniously in relation to other structures and open spaces to the natural landscape, existing buildings and
other community assets in the area as it relates to landscaping, drainage, sight lines, building orientation, massing, egress, and
setbacks. The use will not change. Additional trees will be planted to come closer to complying with the landscape requirements.
4. The requested use will not overload, and will mitigate adverse impacts on, the City's resources, including the effect on the City's water
supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools. The
use will remain the same.
5. The requested use does not trigger any special regulations set forth in this chapter.
6. Compliance with the following technical performance standards:
Curb cuts onto streets are minimized. Access to the site is utilizing the existing single curb cut.
