The building is existing non-conforming construction type VB, Use Group R-2 built in 1900 with 1963sf footprint plus 450sf of porches on a .41 acre lot. No work is currently planned other than what is required to increase safety and meet code compliance for safe emergency egress. The building currently has one unprotected main entry and stair hall. The basement has a second egress using a window well (reconstructed-compliant). The first floor is compliant. The 3rd floor level has additional "Rube Goldberg," pathways including ladders attached to the balcony and exterior face of the rear of the building. The 2"d fl also has additional egress using ladders; the south apartment has a compliant door to the balcony, then a ladder to grade. The current proposal is to reconstruct the rear balcony into a two level balcony (with separate first floor porch) accessing a compliant stair path to grade.
