At your request I have inspected the supporting structure at the rear of 83 Emerson Way and found it to be
deficient. 7S0CMR requires positive attachments at each connection point from footing to rafters.The
connections along the load path from the helical anchors to the floor box are insufficient. I have listed the
required corrections below.
1. Provide appropriate fasteners to connect the helical anchor mounting plates to the three 6 x 6
support post.
2. Provide an adequate designed connector between the top of the three 6 x 6 post and the floor box
above and attach with appropriate fasteners.
3. Provide 4 x 4 diagonal bracing at 45 degrees in two directions at the top of each of the three 6 x 6
post to the floor box above and attach with appropriate fasteners.
The building department cannot design connectors and attachment; however I have included a sample for a
similar application which could be applied to this structure.

- Left front window in the front bedroom and several windows in the master bedroom and
some windows on the porch didn't latch.
Please have the necessary adjustments made prior to closing.
The buyer added,
"For what it's worth, I may know some repair folk who could ta to improve window locking, BUT a
window company that markets and installs "Harvey windows"(??) might be best--or Harvey
Windows, the manufacturer[there might be warranty still in place?]:"

DECK
- Connecting brackets on top of the posts were a configuration from angle brackets for other
applications.
-Connecting bolts were not installed on the base plates.
We are attaching an estimate for the deck support repairs from Budget Remodeling, a company
that the buyer has successfully engaged for work on their current home.
We respectfully request that the seller please engage Budget Remodeling to make the
necessary repairs prior to closing.
RADON
Lastly,the Radon report came back with a reading of 4.6 pCi/L.
The radon average is above the EPA threshold of 4.0 pCi/L for real estate transactions indicating
mitigation is needed at this time.
We respectfully request that the seller please have a Radon Mitigation System installed, and
provide the results of re-testing to confirm that the Radon level is within the EPA guidelines,
prior to closing.
