Here are my responses to your questions marked in RED after each of your comments.
Hi,
Received the plans and have beam calcs but, need RKs beam layout sheets.
Have asked RK for a clean
set of plans and will submit them in the next day or two.
There are a few items which have come up and I'm sure you'll address.
1. The dryer exhaust is hidden must be labeled per M504.6.5 Will do
2. Braced wall solution are needed at the right front of the
garage (included but should have center straps? length limits
18'), the left corner at window #15 and likely the two story stair
wall. Bob Leel is working on these issues, will send you his
solutions. I assume the issue with the stairwell wall relates to
the fact the distance between the front and rear exterior walls
in the Kitchen area is greater than 30'.
3. Tempered window are needed at#3, #6, #25, #26, #29 and Hankers at
door 001
The minimum distance between the finish floor and the bottom of the
glass for windows 3,
25 and 26 will be 61 Y" or more. Do these still need to be tempered?
4. All attic access ways must be 22" x 30" minimum and at the
mechanical space the access must be large enough to
remove/replace equipment as needed. No Problem
5. The smoke/CO detector outside the master bedroom must be within
10' of the door and
another at the bottom of the basement stair. An extra smoke
is needed for floors of more than 1200 sq ft. Will do. This
will be a monitored full alarm system.
6. Fireplaces require tight filling doors or dampers and make up air to the
fire box.
The fireplace in the Living'Room is a wood burning insert and will have
tight fitting doors and a combustion air intake duct. The fireplace in the

Dining Room is an enclosed
natural gas listed unit. Does this unit require make up air?
7. Section 4 on A3.1 show an incorrect Location of the
beam at the stair, section 3 on A3.1 doesn't show the
beam. Will submit a revised plan showing the correct
beam locations.
8. Section 4 on A3.1 indicates a top hung joist, buts its and Hoist wilt the
foundation have a
shelf? S1.1 says see the SK, but I do not have it? The joists will be
hung on a ledger attached to the foundation wall. Will have Bob Leet
submit a stamped detail drawing.
