Daniel,
I have reviewed your application to create three additional dwelling units in the Caniage House building at 74
Bridge Street.
Your proposal involves converting the 2 existing lodging units in the Carriage House to separate dwelling units,
and converting the existing office and storage spaces in the Carriage House into separate dwelling units. You
propose no changes to the owners dwelling unit or the 4 existing lodging units in the main building.
This project will result in 5 dwelling units and 4 lodging units on the property.
In 2005, the Northampton Planning Board issued a special permit with site plan approval for 7lodging units and
one dwelling unit on the property. In 2008, the Planning Board amended that special permit to move one of the
lodging units into the newly constructed Carriage House.
Since your proposal will add three dwelling units (as distinguished from lodging units), the Planning Board will
need to amend the original special permit, including review of the new site plan, per Northampton Zoning 350-10,
350-11 and 350 Attachment &.
I have attached copies of the 2005 and 2008 decisions.
