At the request of the Board of Health, I inspected your residence at 12 Western Avenue. It is the
left side of a wood framed two family dwelling, constructed prior to 1900.The structure is in fair
condition. I observed a number of code violations:
The steps at the rear door(a required means of egress)have settled, and the top step is considerably
lower than is allowable (see photo#1).
There are two meters on the building and two electrical panels in the basement, corresponding to the
two dwelling units. The wiring to the panels is not, however, connected to the proper panels. There are
circuits serving#14 connected to the#12 panel. Further, there are circuits serving common areas that
are connected to the panel for#12. There is not an owners meter or panel. Additionally, some of the
existing wiring constitutes a hazard; there is insulation pressed against portions of the knob-and-tube
conductors and there are open electrical boxes in the basement(see photo#2 and 5).
The vent pipes for the gas water heater and furnace do not have the required clearance from
combustible materials(see photos#3 and 4).
