The porch is a 11'-6" x 3-10" deck, constructed of pressure treated (PT) framing and decking that is 6" below the finished floor. Lattice work on the underside of the deck should be repaired or replaced. This should be scheduled in the next one (1)to two (2) years. 2. All windows and doors along the'path of egress shall be upgraded to provide a 3/4 hour opening protectives. Windows and doors shall be upgraded within the next one (1) to two (2) years II 11 Arnold St. Front Egress: The front egress has a single exit door from the structure. The exit provides egress from an internal foyer from the upper floors via an internal stair case as well as the units on the first floor. The exterior foyer is 6'-2"w x 8'-0" long deck. The underside of the deck and framing could not be seen. The deck surfac$ is constructed of%"x6" fir and is nominally level with the finished first floor. The stair$ to grade are constructed with PT treads and have 7 %" risers and 10 %Z" treads with a W fir riser. There is also a 3'-2" x 7'-6" granite landing and two addition concrete stops to the street sidewalk. The stairs are covered with a peaked roof with asphalt shingled roof supported on 4" x 4" posts with diagonal bracing. The hand rails are wood cohstruction with 1 %" spindles and 33" high above the deck. There is a surface mounted overhead light centered on the egress area. The hand rails are not adequately supported and fastened to the stringer by evidence of lateral movement. ` ar• rr., ate, Findings: This egress area is in good condition. The following action items are recommended: 1. It is recommended that the deck flooring be replaced and painted. This should be scheduled in the next one (1) to two (2) years. 2.The hand rails should be stabilized and painted as soon as possible. 12 Arnold St. Front Egress The front egress has a single exit door from the structure. The exit provides egress from an internal foyer from the upper doors via an internal stair case as well as the units on the first floor. The exterior foyer is a trapezoid shape open deck within the footprint of the structure. The underside of the deck and framing could not be seen but appears to be 2"x8" framing. The deck surface is constru4ted of 3/" fir and is 7 '/" below the finished first floor and approximately 30" above grade.. The stairs to grade are constructed with PT treads and have 7" risers and 11" treads. The stairs are covered with a shed type roof with asphalt shingled roof supported by the structure and one metal decorative iron support. The hand and guard rails aro "wrought iron" type, decorative rails, 35" high with spindles nominally 6" on center. There is a surface mounted overhead light centered on the egress area. x , iaw =<. } Findings: This egress is in fair condition. The fallowing action items are recommended: 1.It is recommended that the deck framing be inspected for structural integrity and the flooring be replaced and painted. This'should be scheduled in the next year. 2. The guard and hand rails should be replaced to comply with current code requirements. West Side Fire Escape: This escape platform consists of a steel framed balcony/platform with open grating. It is accessed from a second floor window with egress via a "fold out" ladder to grade. This ladder appears to be relatively new and is securely fastened to the wall with six (6) plates with four (4) bolts each. The balcony is supported with angle brackets bolted to the outside wall with two (2) bolts on etch of two (2) brackets. The guard rail around the balcony is estimated at 30" high with 8" spindle spacing. OR MOM The fire escape is in fair to good shape; The following action items are recommended: 1.It is recommended that the structure the painted. This should be scheduled in the next one (1) to two (2) years. 2.At the time of the next major repair of';this structure is recommended that the ladder fire escape be replaced with a stair tower meeting the requirements for means of egress as defined by the Massachusetts State Building Code. I �I II South Side Fire Escapes: This egress is in fair to good condition. The platforms and stairs consists of a steel framed structure with open grating that is fastened to the side of the building directly or with angled brackets, as well as with posts fastened to the roof top of an enclosed porch. The walks and stairs are nominally 24" wide with three (3) horizontal rails. The upper walk passes windows that are not fire rated. The bottom landing that is approximately fourteen (14)feet aboVe grade that exits to a vertical ladder down to grade. There is an independent platform that has open grating at the first floor exit door that is approximately four(4)feOt above grade that has a ladder down to grade. The ladder is constructed of two (2) inch by 5/16 inch bar rails with 5/8" diameter rungs spaced at 12 inches on center. At the grade level exits, there is vegetation growing that interferes with the exits. DIf iJLb. i .z Findings: This fire escape is in fair to good condlition. The following action items are recommended: 1. It is recommended that this structure be painted. This should be scheduled in the next one (1) to two (2) years. 2.Vegetation should be cleared from the ladders exits at grade. 3. At the time of the next major repair of this structure is recommended that the ladder fire escape be replaced with a Stair tower meeting the requirements for means of egress as defined by the Massachusetts State Building Code. 4. All windows and doors along the Oath of egress shall be upgraded to provide a 3/4 hour opening protectives. Windows and doors shall be upgraded within the next one (1) to two (2) years. 5. The fire escape guards of the upper landing do not meet the requirements of Section 1013.2, 2009 International Building Code. Modifications/replacement of the fire escape guards shall be included as part of the next building improvement or repair. 6. The structural condition and safetI elements of the remainder of the fire escape components (not identified above) are in compliance with the building code requirements for existing structures. Roof Patio: The roof patio is located on the third floor and is accessible through casement window and casement storm window with dimensions greater than the minimum dimensional requirements (20 inches wide by 24 inches high) for an egress window. The patio area is nominal 12 feet square. The patio framing as observed was notIed to consist of 5/4 nominal manufactured lumber substitute deck, supported by of 2x8 nominal pressure treated wood members spaced at 16 inches on center, with beams pressure treated wood beams consisting of (2) 2x8 nominal members, supported With 44 nominal pressure treated post at I maximum spacing of 5'-5" on center to the roof below, with a 2x8 sleeper on the roof system. The deck is located adjacent to the building wall on one (1) side and has a wood framed handrail on the remaining three (3) sides. The handrail as observed was noted to consist of 5/4 x 6 nominal top and side plate, 2x2 nominal pickets at a maximum spacing of 5 %2" on center, 2x4 bottom rail support by 4x4 nominal posts with a maximum spacing of 6'-1" on center; Top of handrail was note to be at 42" above the finished floor. xk ELM- i c � a . ✓� c k 'iri Ill Findings: This egress is in fair to good condition. The following action items are recommended: A gap of 16" between the building wall and the handrail ends was note. It is recommended that the handrails be modified to reduce this gap so that it is less than 4". The i windows/egress openings at and adjacent to the deck should be upgraded to provide a minimum of a 3/4 hour opening protective. This should be scheduled as part of the maintenance performed on this strucotre. 43 West Street There are three (3) at grade egress points from the structure. Two (2) are to the west or rear of the structure and the other i$ on the east side, front or street side. The egress structures on the east side consist of wood framed construction with inadequate, failing guard and hand rails, landings and stairs. The east egress is an open front porch, 2"x6"framing with fir decking. The stairs are constructed of PT stringers and Trex treads with 7" riser and 11" treads. The side hand rails of the stairs re a single 1 1/2" pipe, 42" high. The rbilin s around the open parch are 35" tall.
