ZONING BOARD OF APPEALS
v At a meeting held on July 23, 1986, the Zoning Board of Appeals of
the City of Northampton voted unanimously to grant the S ecial Pere
request of No
and Jacklyn Coe, 274 Middle Street, Amherst, MA, for
j
the purpose of converting a single-family dwelling into a two-family
dwelling at property located at 104 North Main Street (Florence), Northampton,',
MA (URB Zone). Present and voting were: hairman Robert C. Buscher, i
Kathleen M. Sheehan and Sanford Weil, Jr.
The findings were as follows:
K. Sheehan found that the use is listed in the Table of Use Regulations
as a Special Permit; that the requested use bears a positive relation-
ship to the public convenience, as the house has been in disrepair for
a number of years and the safety of the neighborhood will benefit from
the renovation of this structure; that the requested use will not create
undue traffic congestion nor impair pedestrian safety; that the requested
use will not overburden municipal systems; that Article XI does not
apply; that the requested use will not unduly impair the integrity or
character of the district and is in harmony with the intent of the
Ordinance, as there are a number of two-family dwellings and a four-
family dwelling in the area.
S. Weil concurred with Ms. Sheehan' s findings.
R. Buscher found that the use is listed in the Table of Use
Regulations; that the requested use bears a positive relationship
to the public convenience, as the building is in disrepair (noting
that the structure does not necessarily have to be converted into
a two-family dwelling in order to be refurbished) and an additional
rental unit will be of benefit to the community; that an additional
housing unit will not create undue traffic nor will it overload any
municipal system; and that the requested use will not impair the
character of the district, as there are other two-family and
multi-family dwellings in the area.
