To Whom It May Concern:
We, Eric and Michelle Bouley, recently purchased our first home,
a four-family 1920's Victorian-style located on 53-55 Chestnut St. in
Florence, Massachusetts. We purchased the house in anticipation of doing
some renovations to bring it up to date. We will be living in one
apartment and renting out the other three. The apartments are in fine
living condition, however, all four lack means of any second egress. As
we understand, this is something that needs to be taken care of promptly in
order for building to be legal and up to code, and we are very anxious to
take care of this issue..
We are applying for a variance due to the dimensions of the section
of our lot that will be adequate for this proposal. The only portion of our
lot that will accommodate four exits, as far as the design of the house and
placement of the apartments, is on the north side of the building. The
measurement from the foundation of the house to the edge of our property
line is fifteen feet. However, there is an existing bulkhead that extends
seven feet from the building. The egress landing will not exceed past what
is already existing.
As briefly mentioned before, we need to install four standard size
doors for the four apartments. Two doors on the first floor and two doors
on the second floor. Please refer to the sketch design for the placement of
the doors. From the two doors on the second floor a landing obviously
needs to be present, along with one stairway leading down to the first floor
landing. From the first floor landing will be another small set of stairs
leading to lawn.
We feel that this design we have put together will aesthetically be
appealing to the property, and the surrounding properties, and most
importantly serve its purpose safely. We would like to install the second
egress as soon as possible. Please take our proposal into strong
consideration.
