STATEMENT OF REASONS UPON WHICH APPLICATION IS BASED
The Petitioners are husband and wife and currently reside by
themselves at 99 Lake Street, Florence, Massachusetts . They are
expecting their first child in August. The house has four and one
half rooms and is below average size for the neighborhood in which
it is located. It was built approximately 100 years ago .
The house is set on a non conforming lot. The lot contains
approximately .-8-, 652 square feet and has 42 feet of road frontage.
The UR-B zone requires 10, 000 square feet and 75 feet of road
frontage. The house is set back 19 feet from Lake street and 12
feet from both side lines . The UR-B zone requires that structures
be set back 20 feet from the road and 15 feet from the side lines .
The proposed addition would not alter or increase any of the
pre-existing non conforming aspects . The addition would maintain
the current distance between the existing house and the side lines .
The addition would not be substantially more detrimental to the
neighborhood than the existing non conforming structure. The
addition would scarcely be noticeable from the road. The building
immediately to the north is a three story two family duplex and is
significantly larger than the Petitioners ' house will be with the
new addition. The building immediately to the south had a similar
fifteen foot addition added to it within the past three years .
As there will be no increased use as a result of the proposed
addition, there will be no increased noise or traffic in the
neighborhood. The addition will simply give the Petitioners extra
interior living space for their soon-to-be expanded family.
