The proposed development requires special permits for Cluster Development, for Detached Accessory Apartment,and for Residential Incentive(affordable housing)and a site plan approval under Sections 10.5, 10.10 and 10.11 of the Northampton Zoning Ordinance. The proposed project consists of a 22-foot common driveway, 13 new building structures and one existing building structure for residential use.More than 50%of the building units are proposed to be affordable housing units.The project will include excavation,paved driveway construction,building construction,grading,drainage, utilities installation, and landscaping. The proposed development protects adjoining premises from seriously detrimental use. As the plan shows,the access from Bridge Road and adjoining properties will be screened with a landscape buffer and an existing tree buffer that is proposed to remain.
