It will explain each step or phase of said project and give as detailed a specification for the materials to be used as possible, there will be no costs listed in this document as that was all listed in the original bid process.Let it be known to all that sign this, or any other contract document that is directly related to this project and Tim Daley jr Enterprises that estimates(or bids)are just that estimates. We strive with great importance to keep this or any project within the given budget.We will keep you as informed as we can as to financial standings of your project. If at any point you wised to change any pod-lion T air responsible for you need to notify me as quickly as you can. Before any changes are:Wade to the original contract as stated in this document a change order must be drawn yap and signed by all involved with the change. This change order will have a description of the change and a cost break down wether it be a credit to the homeowner or a sum to be given to the contractor. Phase breakdowns Phase 1: Demo : The area to be rebuilt will be tom down and placed into dumpsters. This process will be accomplished with the use of an excavator. Let it be known.now that the lawn that is in the area to be demoed and rebuilt wili be chewed up. We cannot guarantee this will not happen.Sorry for any incorvenience ahead of time. First we will cut the building free from the main house and remove any wiring or heat from the area. We will have multiple dumpsters on site, as the building is torn down it will be placed in these dumpsters and hauled off site by Baldwin and Sons excavating. Then the digging will begin. You(the homeowner)have stated you wanted a full basement therefore we will dig to accomplish a finished basement ceiling height of at least 7"6". 1 recommend bat the"pool side foundation wall be a 10"wall. Phase 2: Concrete-. The foundation will be a standard S"wall,except for the pool side of the building,this will be a 10"wall. There will be a beam pocket in the long span of the wall as that the distance to be spanned is too great for the type of floor framing we have decided on. There will be three windows within the wall. They will be vinyl sliders with screens. There will be a soured concrete floor only in the new area. Phase 3: 3 Floor framing: We have decidedto use an engineered flooring system(or TGI)These are wooden I beams. I have more information can this product if necessary to be seen by any inspectors. These joists will get a single layer of 3/4"plywood subflooring that is bonded down(PL200 or better)and nailed in place with 8d nails. Phase 4: Wall Framing: We will frame all walls out ofhominal spf framing lumber. The layout of all interior walls, windows and doors will be checked with the homeowners before they are built. If we have to move anyone of these items after,the previous discussion there will be a back charge on a change order. Phase a: Roof framing We will be using a truss roofing system over the new structure. We will stick build the "tie in"to the existing house, we will use 2x8 or 2x10 spf for this application depending on the given span.We will have to strip the areas where the new roof ties to the old. We will cover this area as fast as we can. If it remains stripped for very long we will take every effort to keep it water tight but we cannot guarantee there will not be a problem with weather.The new roof area will be sheathed with 5/8"plywood with H-clips between the 2' on center framing of the truss roof.We will lay Grace(or equal)ice and water shield in all valleys and along all eaves areas. Phase 6: Finished roofing: We will be stripping any of the existing roofing;off the main house and replacing it with a 25 year shingle(color to be decided on). We will also shingle the new addition roof with the same shingle.VVhen this phase in complete we will install all doors and windows.At this time all trim will be applied to new roof also Phase 7: Vinyl siding: The homeowner stated they will strip all existing aluminum siding in an effort to save money. We will begin when it is all stripped.We will start by nailing up a 3/8"backer insulation and the hanging a medium grade Fairway Vinyl siding(color to be decided).We will use white:coil stock (unless you wish to buy the balance to a colored one) to wrap all exposed trim on addition and main house. Phase 8: Insulation: We will insulate the addition area only. We will use R-13 in the wails, R-30 in the ceiling .and R-19 in the floor. This is the last phase to allow time for the other trades.
