You have presented a number of scenarios for uses. The garage does not meet the setback requirements for a dwelling unit. It cannot be used as living space or sleeping space. Your property is in a residential district, so it cannot be rented for business or commercial storage use. The only uses allowed at this point would be storage, a workshop or studio space for the tenants of the house on the property, or as a home business, again for the tenants of the house on the property. Use as a home business would require a permit from the Zoning Board of appeals because of the setbacks. If you present a single proposal with more detailed information, I will make a formal decision.
