Hearing No.:PLN-2015-0018Date: December 16, 2014
10/24/2014.
In approving the Site Plan, the Board found that the following criteria within 350-11.6 had been met:
A. The use protects adjoining premises against seriously detrimental uses. If applicable, this shall include provision for surface water
drainage, sound and sight buffers and preservation of views, light, and air; The proposed use is allowed and will replace a dilapidated
single family structure with two new structures that will improve the site and surrounding neighborhoods.
B. The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets. The site abuts the Manhan Rail Trail and will provide a private link directly to the trail.
The applicant will make a payment in lieu of traffic mitigation for the 3 additional units to offset any new trips generated by the site.
C. The site will function harmoniously in relation to other structures and open spaces to the natural landscape, existing buildings and
other community assets in the area as it relates to landscaping, drainage, sight lines, building orientation, massing, egress, and
setbacks.
D. The requested use will not overload, and will mitigate adverse impacts on, the City's resources, including the effect on the City's water
supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools.
E. There are no additional special regulations set forth in this chapter.
F. Compliance with the following technical performance standards:
(1) Curb cuts onto streets shall be minimized. There is one driveway to serve the site.
