At a minimum, the catch basin in the paved area should include a hooded outlet and a 4 foot sump. 3)Elevation of the outlet pipe in the proposed rain garden. 4) Plantings for the proposed rain garden. 2.The driveway shall be graded so that runoff does not enter the roadway. 3.Salvaged granite curbing shall be returned to the DPW yard. 4.A separate, exterior water service shutoff and interior meter is required for each separately owned condo unit. 5.The applicant shall coordinate with the Water Department to install a new 2" tap and curb stop at the property line and to abandon the existing service when the existing building is to be demolished. 6. The proposed sewer manhole shall be located as close as practicable to the property line. 7.The proposed sewer manhole chimney for the connection in Grove Street shall be constructed in accordance with the attached DPW Standard Detail. 8.The sewer manhole in Grove Street shall be core drilled to accept the new chimney service connection. 9.The existing sewer service shall be cut and capped near the property line. 10.The carport lights shall be on motion sensor or timer to ensure they are not on all night FINDINGS: The Planning Board approved the site plan for the 4 units in 2 buildings based on the information submitted with the application and the following plans: 1. If applicable, this shall include provision for surface water drainage, sound and sight buffers and preservation of views, light, and air; The proposed use is allowed and will replace a dilapidated single family structure with two new structures that will improve the site and surrounding neighborhoods. B. The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent streets. The site abuts the Manhan Rail Trail and will provide a private link directly to the trail. The applicant will make a payment in lieu of traffic mitigation for the 3 additional units to offset any new trips generated by the site. C. The site will function harmoniously in relation to other structures and open spaces to the natural landscape, existing buildings and other community assets in the area as it relates to landscaping, drainage, sight lines, building orientation, massing, egress, and setbacks. D. The requested use will not overload, and will mitigate adverse impacts on, the City's resources, including the effect on the City's water supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools.
